Offers received on house I’m selling

We are selling our family home. No onward chain. Property is cleared already as tenants have moved out, we’ve also decorated. Currently we have received two offers, only 5k difference. Neither has sold their property. What do we do? I’m guessing we just say first past the post gets it? I’m also thinking we don’t take it off the market. It isn’t a first time buyer or cash buyer property so I’m assuming the buyer will need a mortgage.
What do we tell the agent? Currently I don’t feel like either offer is actually worth anything to me. But I don’t want to discount the prospective purchasers in case they sell quickly. I’m not sure if I’m missing something?
All suggestions and thoughts welcome. I just can’t think straight.

Just say you have noted it but are not going to take the house of the market because you would prefer a buyer in a position to buy. Tell them to come back to you when they are ready to proceed.

You just keep it on the market until they are in a position to proceed.

You just tell the agent to thank them for their offers, and that if they come back to you once they are proceedable you will seriously consider them. Also does no harm to let them know there is another offer on the table.

I’m surprised your agent isn’t advising you to do this anyway. Most agents don’t take offers seriously until the buyer is proceedable.

You say to the agent that they are to carry on marketing it and showing prospects around.

You wont accept either offer at present but will consider as and when they are proceedable.

Are they even on the market yet?

I told my agent I was happy for them to show around people who weren’t proceedable as long as they were at least on the market.

Agree with all the above, you will consider their offers with a chain complete. Pointless before then.

As neither offer is able to proceed you just thank them for their interest and leave the property on the market. I think it's pointless viewing without a chain completed.

At present, they aren't serious offers. You need a buyer who is proceedable, with funds available, etc

Thanks everyone. That’s what I thought but for some reason my brain just wasn’t accepting common sense. Will advise the agent Monday.

Agree with others. The property needs to stay on the market.
