My partner and I have been looking for over a year for our first home .... with no luck so far.. well anyway a property we have liked and have an eye on obviously way over our budget but yiu never know may win the lotto soon.
Well this property has been on the market for just coming to a year for 372k would it be wise to offer 10% under? Doesn't need much work but loveeee it. Any suggestions

No offence, but I’d laugh if you were a buyer and told me that. Look at other sold prices on the road and within half a mile. Are there any others the same spec? What’s the going rate per square foot and work out the price of this one.

Exactly… Rightmove & Zoopla instant valuations are not proper valuations @GoldTurtle so don’t take them too seriously.

You need to do proper research re what comparable properties are for sale at & have sold at. Look at square footage and location and condition of comparable properties in your area.

The asking of £372k and not £370/£375k would immediately prick my ears up as to an awkward vendor.

That's a shame. It sounds as if they aren't particularly keen to move. You can always email back to say that your offer remains on the table for now while you continue to view other properties. I'm sure you will find something else that you like.

They obviously don't want to sell at the moment, maybe they are waiting for the type of property they want to buy. They might come back to you if they find a property to buy.

In the meantime, hopefully you'll find something fantastic that you love and can't afford. It's bloody hard, isn't it?

I would say if they haven't reduced the price in a year, and no price reductions, then they aren't particularly fussed about moving.

I bet the agents are very fed up with them! They didn't even put forward a counter offer?

Oh what I meant to type was that I think you said they'd never had any offers at all? Therefore logically they should be willing to at least consider your offer and try a bit of negotiation. If they were serious about selling.

Perhaps they think they will achieve their rather ambitious asking price by using two agents! That's pretty unlikely and I think most people think it smacks of desperation. Whatever the case, all you can do is leave your offer on the table if you want to and continue to view over the next few months.
