We really don’t know what to do anymore and could use some advice! We’ve been living in this property for over 10 years, and it was adapted for my mum, who is wheelchair-bound. Over the years, whenever we’ve needed maintenance assistance, Catalyst (now Peabody) has always been fine. We raise a job, they let us know when they’ll come out, and everything gets sorted - simple as that.

But since January 2025, we’ve had an ongoing issue with a leak outside our property. It’s coming from two floors above, and since we’re on the ground floor, we’re the ones bearing the brunt of it. It’s been day and night, non-stop dripping. I reported it twice to Peabody as a concern, hoping they’d sort it before it worsened, but nothing ever happened. Now the leak is coming into our house, causing damp, and there’s mould growing. There’s absolutely no doubt that this damp and mould is directly from the leak outside.

To make matters worse, I have lung disease, as does my sister, and my mum is already in poor health and wheelchair-bound. We’re all concerned about how this is affecting us, especially if it continues to get worse. It’s beyond frustrating that Peabody hasn’t responded to any of the jobs I’ve logged regarding condensation, damp, and mould. Their website is just as frustrating - having to fill out a webform and wait for someone to get back to you, but no one ever does. So, I’ve now raised a formal complaint through another webform on their site.

Does anyone else have any advice on how to get this addressed and properly resolved? We’re really at our wits’ end with this situation. Any help or suggestions would be appreciated!

Have you spoken to your local councillor? They will apply pressure on your behalf. If that gets nowhere, get your local MP involved. Unfairly, you will be need to be loud and annoying to get a response.

Good luck, it's awful when you can't get things sorted, especially in your situation

Contact environmental health at your local council. They will give your landlord a set time to do the repairs or they will face consequences
