How long is too long

We’ve sold, we responded to everything quickly and were ready to exchange in about 10 weeks. 4 weeks after making an offer, we’ve had our mortgage valuation and got our survey booked in. Absolutely nothing heard from the sellers solicitor.

We are on a countdown because we moved to a short term rental. We were assured agents would try and make this go through quickly. I was always concerned they wouldn’t be able to.

4 weeks with nothing happening on the sellers side is too long isn’t it? Or at least a sign it’ll be a slow process.

Have the sellers found their onward purchase yet? Things won’t start moving until they do.

They told us they’d move into rented. It’s a probate sale although people also live there. We wouldn’t proceed if they are in a chain.

Average time in England with no complications is 20 weeks.

Isn't this the same purchase that has been causing you problems from the start @kirinm? I thought you were going to pull out weeks ago. It doesn't sound as if these people are motivated to sell for whatever reason. I would look elsewhere.

Yeah it is. We keep getting pulled back in by promises made (and the fact it’s a house we wouldn’t be able to afford if it was in a better condition).

if literally anything else even half decent comes on the market then we will look at it.

Good plan! They seem to have been messing you around from the start so I'm not too optimistic!

The agent we sold with and are buying with, who also suggested we could just stay in our rental until the sale goes through (which I knew wasn’t an option) are now coming over to value the house we are renting so we are going to have to deal with having the place viewed whilst we are in it.

It all feels a bit too hard to manage. I think we will say to the agent that we need progress by the end of this week or we will assume we are being messed around and walk.

You do not have to allow viewings on the rented house. They can wait to market it until you move out.

agree with pp you're not required to allow viewing even if this is written into your contract, perhaps an upfront call to the estate agents proactively declining any viewings whatsoever will be the motivation needed for them to chase the sellers for progress so they can get you out?
