Tonbridge vs Paddock Wood

Hi everyone,
We’re a family of three looking to settle in the area long-term (at least 10 years), and we’re currently torn between two properties — hoping to hear some local insights or experiences from families who live in Tonbridge or Paddock Wood.

Option 1 – Tonbridge

  • 3-bed linked detached house (around 30 years old)
  • Garage converted into a home office
  • Around 10 minutes’ walk to the school
  • Convenient location, close to the station and High Street
  • House is a manageable size but may require some maintenance over time

Option 2 – Paddock Wood

  • Brand new 4-bed detached house
  • Much more internal space, plus two garages
  • School commute is about 40 minutes door-to-door, including walk + train to the school

Commuting to work won't be a major issue for us with either location.

One concern I have is, even though we don't plan to move in the next 10 years, should we still consider resale value? The Paddock Wood new build might depreciate over time, and the area will continue to see new homes being built, which could affect the property's value. On the other hand, Tonbridge is an already established town - while the streets may be narrower, it feels more central and convenient, but Paddock Wood has a more peaceful, suburban vibe.

We’re really considering what will work best for our lifestyle. Right now, it’s a tough choice between daily convenience (Tonbridge) and living comfort/space (Paddock Wood).

Would love to hear your thoughts if you’re familiar with either area, or have had to make a similar decision! Thanks so much in advance.

Tonbridge wins hands down if only for their excellent schools. It’s a little run down bug 35 mins to London and easy access to the countryside. Fair bit going on for kids which they can access independently when older. And you can walk to everything if you are near the town

A friend of mine lives in Tonbridge about 5 mins from the station. I like the area and would have no issues in moving there. From what they say the local schools are good (but neither of us have school age kids anymore) so that's just hearsay.
