Safe areas to live 20-30 miles radius around Stoke on trent

Hi there,
I am in the position to afford to buy a house for the amount which are available around Stoke on Trent. Generally I heard that its a rough area but If you could help through your knowledge and experience about the safe areas or small towns not far from Stoke on trent please. Much appreciated, Thank you.

A relative of ours lives in Blythe Bridge. Has lived there for several years now and seems happy.

Areas of Stone are nice and has a pretty high street. Lichfield is beautiful but maybe a little too far? Otherwise some lovely villages around Stafford.

There are lots of safe towns near to Stoke! Newcastle under Lyme, Stone, Eccleshall, Alsager, Market Drayton Trentham, Nantwich…
Unless you’re planning on moving to the centre of Hanley or Stoke itself, you’ll be fine.

I mean 30 miles is a long way in England.

To the East it could get you to Stafford, Uttoxeter, Ashbourne, the west side of Derby (Mickleover for example) pretty much.

I would say most of the places to the East are safe if somewhat boring.

Leek is a lovely town. Half an hour away from Stoke, depending on traffic.

Stafford isn’t to the east of Stoke it’s south and very slightly east. Lots of places already mentioned here are safe friendly and interesting

Thank you for your message. It is due to affordability for buying a house, its not work or family related need. I was looking around Darlington (Durham) areas as well for the same reason.

You say you chose Stoke for affordability but you will find that the nearby places mentioned are already a bit pricier. I'd recommend Leek where small terraced houses are still quite reasonable.

You will find bits of Stoke can be very cheap.

But places around and quite close to Stoke (certainly within a 30 mile radius) aren't necessarily cheap. Because they are OK places to live.

You'd probably be better off posting what your budget is and what sort of house you need and maybe people could suggest what you could get in the area for that sort of money.

Like any area specific things you want can have a significant effect on prices. So for example good schools can bump prices up.

sorry for the big radius of 30 miles. yes you are right 30 miles can take you to another world. Perhaps I meant, any safe towns or areas around Stoke, which can go little further up or down, if there is nothing safe in the closer radius of Stoke itself. Thank you

Thank you for your message. my budget would be 170K - 175K at max. would ideally like to have semi detached house around Stoke, or even once I was considering Darlington (Durham County) for the same reason. I lived mostly South of England. and hardly visited the mentioned places before, except that once went to Alton Towers and Lake District. Thanks

Well to make a fairly gross generalisation I would say 180k will put you in unremarkable semi detached 2 bedroom territory in the area between Stoke and Derby. Another 20-40K will probably get you into 3 bed territory. So not super cheap like the centre of Stoke, but then again you are not living in the centre of Stoke where I would guess you might pick up something equivalent for 100-120K.

For that sort of budget look at areas like Penkhull, Harshill, Chesterton, Wolstanton, Porthill, May Bank. All safe areas around Newcastle under Lyme and you should be able to get a 2/3 bed for around that price.

Just avoid the centre of Stoke and Hanley, plus the likes of Abbey Hulton, Fegg Hayes, Chell and Bentilee and you will grand.

Penkhull, Oakhill, Trentham, Wolstanton plus others mentioned above are all worth looking into.
