Calculate estimate for doer upper

Hi,

Does any one know how to calculate roughly total amount of cost for renovating a house. We are looking at properties that are doer upper and some have bad old carpet and ripped wall paper, 70s style old wood paneled walls in the kitchen, mouldy carpet on stairs, cracks inside around windows, broken skirts around the house. How does one estimate the kind of cost it will take to repair before move in.

Any help or guidance is appreciated. Thank you so much!!!!!!

Genuinely depends on how handy you are mostly. If you need to pay people to do work it will rack up fast but if you're able to do a bit of decorating, tiling, woodwork, drilling and basic plumbing etc and just need someone for gas/electric work you can significantly reduce the costs. I'd probably allocate 20k for a kitchen and bathroom and just decorate and carpet/flooring for the rest to make it liveable and do it as I go.
Age related issues to consider:
Lead paint
Asbestos
Damp coursing
Rotten joists
Windows
Subsidence
Roof
Paneling may be hiding mould/cracks
Whether it's been a rental previously -if so was it well maintained?

I'd not buy anywhere built pre 2000 cause frankly I can't be arsed to get shit tested. I realise I'm missing out on some wonderful houses that way but I want to be able to renovate on a whim without waiting for test results to knock a wall out or lift a floor.

Just some garbled half asleep notes, there's a shit ton more but I can't think clearly this late 🙈

Also totally depends on what the state of the house is. Some just need painting and some need ripping back to brick and starting again..

Thanks! Good tips there. I realised looking at the hpuses that they are old; would you know how to find when it’s built? Cause real estate agents aren’t able to tell.

If they're this century then googling when was blaah street and postcode built should give you info on the development. There might even still be the planning info online. Older houses you have to know how to date them by the architecture. But just be aware asbestos was still being used in the 90s
