Weird loo? No handbasin?

Hi everyone, going to view a property this morning but I am a thinking the downstairs loo is a bit strange. What is this type of construction? And it doesn’t seem to have a sink to wash your hands. I don’t know anything about plumbing but how difficult would it be to put one in there? There is no floor plan on the listing (again odd?) but it seems to be in a room behind the kitchen sink if that makes any difference.

Weird loo? No handbasin?

We built a tiny downstairs toilet in what was the space under the stairs in our hall. We installed a toilet where there's a hand basin on top of the cistern. Potential option if you're able to make some changes?

The simplest thing here would be to change the loo out for one that has a combined handwash basin, so it uses the existing pipe work. Are you sure there isn’t one outside the photo view though.

That's just an enclosed cistern behind that 'wall'. Lots of houses do this but they're usually disguised by tiling etc so you don't really notice. It looks half finished. Maybe they never got round to adding a sink.

Actually the bottom right of the photo has something that looks like it could be the edge of a sink.

Pretty sure that's some kind of label, like a picture number, or something, on the listing.

I hope there is a sink out of shot somewhere, but if not, any idea of ballpark figure to add one and redo the plumbing as needed? Am I looking at £5k, under, over?

Look up previous sales to see if the different estate agents used better photos and you might see the sink in their photos.

How old is the house? It wasn't standard to have sinks in downstairs loos in years gone by. My 50s house doesn't have one. Easy enough to put one in.

Ahhh. I have a small rectangular sink like that so maybe my eyes were playing tricks on me😁

Little update, it was actually a room
bigger than it looks, with a washing machine at other end. They said they ripped out a basin to the left of the loo and just never got round to replacing it. I think they said it was an extension. Forgot to ask if it’s a flat roof. Will ask estate agent when they follow up… would a flat roof extension put you off?

Well you can buy the loo/ basin combo for under £300 for a fairly basic one, then you need a plumber for a day, probably less, depends on how easy it is to adjust any pipework/ position of soil pipe, and so on. I’d say £500-750 max.

You can get a combined toilet with cistern sink for like £200, then plumbing would be around £200-£800 depending on where you live and how complex. So low estimate £400 and high estimate £1,000, its not really that big a job. £1000 would be high like more around £500-600.

If you can squeeze a normal small basin in I'd do that. Those loo/basin things look really awkward and I can't imagine how you can wash your hands properly without getting water everywhere.
