Securing a rental property

Hi all,

im in the process of leaving a narcissistic husband. I’m looking at securing a private rental property for myself and my daughter. All the ones I’ve spoke to so far want me to be earning double what I currently earn. Does anyone have any advice on how to go about securing a property - none of my relatives are in a position to be a guarantor either. Thanks xx

Could you offer to pay 6 months rent upfront?

Have you considered applying to the council?

When I rented privately before securing my HA property the general rule of the thumb was that you have to earn 30 times the monthly rent to pass the affordability checks.

The Rentals market is tough at the moment, not enough properties and legislation means that its very hard and expensive to evict someone even if that don't pay rent.
This means that a Landlord has to believe that you are the best option out of what will probably be a few applications. Things that count in your favour
No pets
No smoking
Earning around 2.5/3 times the rent annually
Been in a job 6 months or more

The people I find rentals for are generally high earners and so don't need guarantors but some Landlords and Agents do ask for one at the lower end
I am sorry, its really difficult to get a rental and will get harder with the new legislation.

I think if you are fleeing domestic abuse you might be able to get some support through your local council. Check it out with women's aid maybe?
