Cost of small kitchen extension

We are thinking about getting a small extension built on our kitchen- it would be at the back of the house - about 6-8m squared with bifold doors across the back. Im imaging a slightly sloping roof to ot with roof lights as well.

How much roughly do you think this would cost and could we put it on the mortgage? We are planning to change the kitchen and flooring at the same time.

We are looking at getting similar just had the drawings done. We don’t have a specific quote yet but have been told £50k as a very rough ballpark

Thanks- is that 50k for the extension alone? Might be a bit out of our price range! Would have to see how much that would add to our mortgage each month as well.

We looked at similar with a 27sq m footprint, quoted £48k, this didn't include bifolds, nor did it include a kitchen installation, flooring, decoration.

Our neighbours did extend but admitted it cost £100k to complete, it's value is approx £50k more than ours due to the extension.

We didn't extend as not worthwhile

Our house is only worth 300k max! It's a new build ish townhouse with very small garden hence the very small extension plan.

Move? Not worth spending the money on it to make the garden even smaller.

That's the other option- just trying to weigh up the costs/hassle of moving.

Btw we definitely don’t expect to see the value or the house increased by the cost. But we are staying put so are just bothered about the extra space while we’re here (most likely for at least 10 years, maybe forever)

If we stay it will be for another 10-15 years until we retire or move to a bigger place for that 10-15 years. Really not sure what's best.

You need to see if you can get a local builder or two to quote. It's the only way to get a definite cost in your own area.

£100k easily, prices are absolutely extortionate these days.

I think your options are
Put up with it as is
Move house
Move rooms around?
Consider a timber frame extension with a normal door instead of bifolds. This is what we have and it works really well. Will last 50 years easily.

You've summarised it really well @PickledElectricity - our main issue is that we are just a bit cramped in our current place. 4 teenagers take up a lot of space! We could also do a lot to declutter and improve how we use the space we have.

Part of me wants more space now but the other part of me thinks it would make more sense financially to put up with what we have. In a few years (well about 10) when it is just the two of us this house will not be too big, would we rattle around in a bigger house when we are empty nesters?

Off to Google timber frame extensions- that might be a solution.
