6 meter extension?

Hi there 👋
I've been lurking on mumsnet for years. First time posting a question of my own.

I've just moved into a mid terraced house, not in a conservation area and no planning restrictions.

Both my neighbours either side have a 3 meter kitchen extension. I'd like to apply for a 6 meter extension either through prior approval or via a full planning application.

I understand that through prior approval if neighbours object then prior approval can be declined. If I go down this route first and if it's rejected do you think a full planning application would get rejected as well?

Anyone been in this situation and if so, what was your outcome?

It would be a very odd approach to any for one extension in two halves.

You have consent for half what you want - would you build it by itself or do you need to do the full thing?

I would apply for another extension (or submit an application for certificate of lawfulness) for the full thing - assuming what you really want to do is extend across the full width of the house, going out 6m one side and stepping back to 4m to the other. A stunted L shape.

The council can either refuse or grant consent. If they refuse, you still have the live consent for the half width 6m extension.

Planning applications don’t get refused on the say so of the neighbours. Neighbours can highlight issues which may be contrary to planning legislation but unless your plans are contrary to that legislation they will be approved irrespective of what the neighbours say.

Also do not understand the two applications bit. That’s nuts.

@Sasssquatch the rules are slightly different for the larger home extension scheme under permitted development. Most local authorities would refuse a 6m extension application on a mid terraced house even if design wise it meets every rule except size. Going via the larger home extension route means you can have the extension if neighbours don't object. I have a stepped rear wall. Applying for it as one would automatically get refused as the stepped forward side would be classed as an infill extension that or i have to demolish the stepped forward side.

No it wouldn't be automatically refused if you are up to 6m from your rear wall of each step. Read the technical guidance. Talk to an architect.

It sounds like you want to go 6m out from the most rearward stepped wall. That would, rightly, need full planning. But again doing a single application makes more sense because each application is done on its own merit.

@Rollercoaster1920 they have been refused by my LPA and those that were refused had stepped rear walls and the 6m proposal followed the shape of the rear wall. Only ones approved were ones where they mentioned demolishing the stepped out section at ground floor and having a 6m extension with a straight rear wall. None of the architects I spoke to had a clue. I read the technical guidance and asked my architect to apply in the way that I suggested. My plans also followed the stepped shape and they've now been approved
