Would you buy a house with a felt roof

That don’t last forever. Nowadays you would either expect to already be like rubberoid or fiberglass, or you budget to replace it with fiberglass.

Yes, they are fairly cheap to get re done and don’t need replacing as often as you might think.

So it’s not a flat roof it is sloped but is a 70’s built house - pretty unique shape with a felt roof.

I'd be more concerned that it had an extension I think as may cause heat loss. Make sure it was signed off by building control. I just replaced a 25 year old felt roof and no problems at all with it (just replaced due to it's age).

NC for this one as it's quite outing. I live in a 1960s felt roof house, so wasn't put off by it. It's much more expensive to heat - ours is about 1800 square feet, pretty much single storey and costs £400 a month in gas and electric. Home insurance over £1k. Never gets above 18° in winter. Half the roof was fibreglass, which failed within 5 years - not a good roofing material. The other half (sloped) was felt installed in 1996 and is still fine with no leaks. When we replace it we'll get a warm roof and hope that saves us some money/keeps the house warmer. I wouldn't buy a felt roofed house again, but it allowed us to buy a larger house with more land than we could otherwise have afforded, so I don't regret it. And it's a very individual house, which I do love.
