It's early days for this house, but a bit surprising to have had almost no interest when the position and layout are suitable for a young family (safe, quiet, close to the primary school), and there is very little similar in the area either to buy or to rent... Is there something wrong with the house itself or the listing, or is it just cost of living and general slowness of the market? Those are terrible pics! Why is there one of a van outside? Can you get them taken on a bright day and turn off the overhead lamps?

id change carpets for cream (ok not cheap but you’ll get the money back) and get the kitchen worktop changed to something white and add some colourful accessories.

pots and smart garden table?

This week is sunny, I'll take some more. I don't like the estate agent thing of turning on lights in the daytime. There was thick fog when their photos were taken, I had to go back another day and take the ones of the view because the sea was invisible.

Absolutely no point in putting pictures up on the wall when there's no furniture!!!

Sorry but agree with others. It looks very bland, joyless, no kerb appeal and concrete central. And I thought the "man cave" was an outside loo!!!

If you can't stage it with furniture, soft furnishings etc then I would suggest better (brighter) photos and dropping the price.

I expected it to be cheaper but then it's not somewhere I'm familiar with property prices for.

sorty but I think the whole property is bleak and not a single photo would entice me to view, never mind consider buying.
if you want anywhere near asking price I’d pay for someone to stage the place better…and get a new estate agent who knows how to take better photos.

It would be the lack of lawn for me, which obviously isn’t very helpful for you as not something that can be changed to sell. I would totally look past the kitchen, bathroom and decor if the price was right, and I have no idea if it is or not.

It's fine, I want to hear people's impressions.
We've never lived there, it was the much loved home of some family members and has more recently been rented out. I'm fond of the house and it actually has a lovely feel when you are there, very open and airy and quiet, and is well designed with lots of cupboard space and the outside laundry room. But I agree that the pictures are not enticing as the first introduction to the house.
Also agree that the price is too high and needs to take a dip!

I'd ask to take the photo of the toilet and boiler out, as it does nothing to enhance the photo. Don't go spending loads on changing, as you can guarantee someone else will come in and rip whatever you've done out.

The current photos make it really hard to imagine what furniture would fit - often I can still get a good perception from empty rooms, but unfortunately I'm struggling with your photos.
If you could add a small table and chairs to the kitchen, a sofa in living room and a bed in each bedroom it would really help.

Something we see a lot on here when people add a 'why is my house not selling' post is terrible photos. As in many other cases, there are far too many and the quality is really poor. The angles are weird, the picture of the shower curtain is weird, the man cave loo picture is weird. Less is more - honestly some of these estate agents want shooting. Where is the quality control and curation? Who is thinking about the potential buyer for this property and selling the lifestyle? Honest to God, the sooner AI takes over writing these listings the better.

I would get the photos redone pronto. If you don't get interest within a week of that being done, it will be the price.

I think you need to remove the downstairs toilet from the floor plan. Very misleading and will likely piss people off rather than be seen as a good addition.

I always look at the floorplan first. Just now my thoughts were:

  • Oh the floorplan's decent. Kitchen, reception, downstairs toilet. Lovely.
  • Opens photos - what?! It's an outside loo. Well that's bloody pointless. Nope!

Agree with much of what's already been said. There's just no 'character' or nice features of any sort, and the uncovered pipes in the toilet are horrible. I wouldn't even view due to the fully paved garden - a few pots wouldn't make the difference for me. I'm not sure what you could do about it, though nice furnishings would help the rooms look better. Sorry.

Lower the price? Maybe a landlord would buy it to let out the rooms. People in house shares might not care about the outside space.

I think it needs some furniture to help visualise the space and rooms. I looked at the photos a couple of times and couldn't work out if there was actually more than one bedroom being shown.

Could you not get some furniture? The problem with it being completely unfurnished is that it looks just incredibly small as well as joyless.

You can pick stuff up incredibly cheaply on Facebook/ eBay and you don’t need everything. I’d try to get;

  • sofa, chair and coffee table for lounge;
  • nice rug for lounge;
  • table and chairs for kitchen;
  • cheap outside furniture for back garden, ideally a sofa;
  • one double bed- photograph it in both rooms for the listing;
  • single bed for smaller room.
  • maybe a few soft furnishings like cushions, nice fresh bedlinen and some white towels. Maybe a couple of smaller rugs for the upstairs and a new shower curtain.

It sounds like it will charm someone once you get them there but you just need to get them through the door.

If you’re savvy I reckon you could get all of this for around £400 second hand and then you could sell it on again. It’s a decent chunk of money but it’s worth it to get a sale at a good price.

The other idea would be to get someone to add the furniture in virtually but I find that a bit off putting and it looks like the house will show much better with some furniture in too.

That's interesting. In fact it is exactly the same size apart from having a conservatory. The rooms in those houses are a good size (apart from the tiny third bedroom), but I take the point that they don't look like it in our photos.
The modern kitchen in no 5 is a big plus too.

I agree with you. I think we will be able to do a better job with an iphone on a sunny day. Maybe rewrite the blurb as well mentioning how handy it is for the school and how it is close to small, safe playgrounds as well as having the green to play on. And you can get one of those huge trampolines in the upper section of the garden, for what that's worth.

Have you inherited the house or are you helping your relative to sell it?

I'd advise them to not update anything costly!

When my nan moved to a carehome, her house needed TLC like this one, but was certainly livable as it was. We got mixed advice from the real estate agents on whether to update certain 'bits' including re-painting. My very pushy aunt decided that re-painting the entire house was needed.

My elderly mum and aunt 'helped' a bit, but I did the bulk of re-painting the house around my full time job. In hindsight, it was the most wasted 2mths of my life! I very much doubt the cost of the paint and materials alone were recouped, let alone my own time and effort or spending every weekend and many evenings there!

Yes clean, tidy and give it more kerb appeal, but I would absolutely not be thinking of painting over wood, replacing the kitchen etc etc.
