Kew - nice, not so nice?

Hello

We are moving into Kew from across London for schools and could do with some advice... We have a budget of around £1.5-£1.7 and would like ideally four bedrooms.

What are thoughts on four sorts of areas within Kew that we seem to be able to afford - (1) the conservation area at the top, (2) around the recreation ground, roads like Dancer and Marksbury, (3) roads off Sandycombe like Dudley and (4) doer uppers around Burlington?

Any and all thoughts are beyond welcomed... thank you!

I live in a conservation area and it's a PITA! (Not Kew but Cornwall).

Do you like plane noise? Kew is lovely apart from being on the approach flight paths to Heathrow. Top of Kew lines up with the North runway, the bottom of Kew with the South runway. Currently runway alteration means a switch at 3, but Heathrow are always pushing to stop that.

Also which schools are you targeting? I presume private

Yes I would try to avoid the flight path if you can

Stand in each area and see how you feel about the planes. Other than that Kew's lovely. I don't live in, but nearby.

Do the test when the wind comes from the west like it does 75% of the time. Planes landing every couple of minutes from 6 till 11

Kew is fabulous. The area around Burlington Ave is great as you are close to the tube, village & retail park. The far end of Sandycombe/North Road are cheaper but further from shops & transport. The conservation are is gorgeous but pricy and also not as close to shops & tube. So I would go for Burlington area.

@EleanorSidgwick thank you! Do you know if Burlington, given it's in the middle, mjnimises aeroplane noise? We don't think we will mind it too much, currently live on a flight oath for a (smaller) London airport. You seem to know the area well - is it right that houses to the east of north road are less desirable? They seem to be more affordable but not too sure why given they're equidistant from the shops etc as those to the west of north road.

Any experience of childcare options in the area too would be fantastic! Seem limited full time nursery options... is it a predominantly nanny area?

@SWwherefeel free to PM me. But to answer your questions:

  1. I think the noise levels are similar throughout Kew but you get used to it very quickly
  2. a lot of the roads to the east of North Road don’t have as attractive houses. Marksbury Ave has some lovely houses but some of the others are not so nice. But they are all perfectly nice really, it is just relative to some of the other local areas
  3. Can’t really help with childcare as my kids are older. But there are a lot of nurseries around.
