Reconfiguring this house...[FLOORPLAN]

Hi all. This is the floorplan to our house, bought two years ago.

I'd like to eventually reconfigure the downstairs to put a kitchen diner along the back, living room at the front, with a sectioned off study / utility / snug / downstairs loo (tbc) between the two.

Would this increase the value of the house at all - or at least in line with the costs of doing the work?

Moving the kitchen entirely? Sounds like an expensive cost to provide services (although there is a bathroom above). And the wall if it's part of the structure has greater cost and design cost.

Most house prices are also determined by their neighbouring houses. There will always be a top end price for your street unless you have a sort of unique location.

I don't really know much beyond bathrooms as we had 3 fitted in our family last year. But I know those costs were eye watering and I can't see most improvements repaying in sale value unless you knocked a fair bit off when buying it as a do er upper and nabbed a bargain.

I think this depends on how long you plan to stay there. We are planning renovations that will involve relocating the kitchen in our new place but intend to stay for about 15 years. I think in the current climate, you should embark on works because they will improve your quality of life over a period of a decade or more and not because you expect to see a return on investment in the short to medium term.

How long do you think you'll be living there?

Yes, we’ll be staying there for ten years or more and the change would improve our living situation.

Why though? Why do people need to constantly change and put their stamp on houses now?

The current layout looks fine, I’d avoid the headache and cost and just focus on enjoying it!

Where is the garden? Seems odd to have the kitchen at the front of the house.

Garden is at the back , dining room and lounge look onto it. Kitchen is at the front - same for all the houses of this type on our street.
