Rough estimate for single garage conversion?

We're considering converting our detached single garage into an extra bedroom and would love to know what sort of prices people have paid for a similar job?
It would have to be connected to the kitchen by a 3ft long hallway, blocking off the current path between the two. Obviously that would involve two doorways and lintels. Electric is already installed, but otherwise it would need to be converted to a warm and practical living space. We think we'd just use panel heaters rather than trying to run the central heating into the garage.
We're in the North of England, if that helps. Thanks.

£20k for us. Included re-roofing too to enable warm roof installation. Would have been more but we chose to not do it under build regs as it would have needed senseless changes to drainage. That included some new windows, new roof, insulation everywhere and flooring, plastering and heating.

Don't forget to consider whether the house would be worth less without a garage. It isn't just the cost of conversion if it will devalue the house.

A friend of ours has just converted their garage into a downstairs bedroom and en-suite shower room. They had to get planning permission. In total they spent just over £21,000 (South West). However, the Electrician was a friend and recommended particular trades people. They have also completed it to a high standard.

Thanks, that's good to take into consideration. I had assumed it would add value as we have a drive long enough for 3 cars, so never use the garage. Perhaps it's not that straightforward.

That's really helpful, thanks. Was your garage detached and if so, did you connect it to the house? We'd definitely need to re-roof mainly for insulation but hopefully to add a pitched roof for attic space.

No garage is problematic for storage and some people actually like them.

Also a bedroom connected to the kitchen? That's definitely not a great idea. Are you planning a bathroom anywhere near it? You are better off having a new garage with a bedroom over that's connected to the upstairs. Or a separate annexe.

It's a large kitchen/diner and would be connected towards the end of the diner area. It's the only possible way of extending the house as it's a dormer bungalow with a smallish garden.

was a detached double garage. Left it detached and converted one side as use as an office meant separation from house was fine (and quite a positive). Pitched roof was looking more like £35k. So flat warm roof it was. Dormer bungalow here too which would have made extension more complicated due to weird roof structure.
