Looking to purchase a property with easy commute to London Viktoria.

Looking to purchase a property with easy commute to London Viktoria. Budget is 375K max of 400K. Looking at Romford, Dartford,Dabenham, Rainham, Hemel Empstead, Hatfield and Milton Keynes
I have a 13 year old daughter, so good secondary schools is also needed. Please suggest which areas are good.

You could look at the mainline rail heading in from the south rather than tube lines. Croydon or further out.

Can you give us more information? How many bedrooms do you need? What type of property do you like? Why have you been looking at those areas? They seem a bit strange given you need to get to Victoria. If you only need 2 bedrooms for example, there are loads of options on the Southern train line. I'm not sure why you would look at north of London, but perhaps there are other factors such as family?

Hi Gekko, We are looking for 3 bed. looking at these areas since we dont want to spend more than 400£ on monthly pass to vicktoria and not more than 1 hr travel. Cant find many options for this budget though. I did look at south but that seems to be more expensive than north.

Given that Victoria is the main station serving the South & South East, I would have thought the places you mention were the last ones to look at.

I suggest Sutton, Cheam, Carshalton.

I'd be inclined to follow the train line from London out to Kent and see which towns look more accessible. Many companies offer support for the rail passes so factor this into your budget if so, some may even do this as a tax saver for you too. I used to commute from Bromley South, bit that train line goes way down into Kent, loads of stops, personally I'd start there

Also, your travel costs will be cheaper if you don't need to take the tube. So moving near a station that offers you a point to point option to Victoria is the way to go here. There are tons of areas to choose from as the train lines out to Surrey and Kent are very good. I don't know much about what's available for that budget but I think you've as much chance of finding something south of London as north.

The first one is within walking distance to the train station (its a nice area with very good primary and secondary schools, I've recently bought here myself), the other little bit further. The train goes to Victoria in about 40mins

Victoria is a mainline station so you’d be better looking south (eg Peckham, Camberwell etc) which are only 10-15 mins journey to Victoria.

The places you’ve mentioned are way to the north east of Victoria.

@Ddakji with OP's budget she will struggle to find anything (decent) I'm Peckham or Camberwell. I live in Camberwell at the moment and moving soon a little bit further south along the mainline from Victoria as its just become unaffordable here. It's incredible how much more you can get for your money by moving just half an hour down the line.

East Croydon station is 10 mins or so fast and direct train into Victoria. Trains run all day and night. Addiscombe is lovely and a ten to twenty mins walk to the station. You’ll get a lot more for your money too.

Places like St Mary Cray on the Thameslink line may work. £400K might be a bit tight though. Dartford might work as there are some faster trains.

Milton Keynes might just about work time wise if you were close to the station, but I would imagine the train into Euston would be expensive.

Sorry St Mary Cray is on Southeastern but does have direct Victoria trains. Thameslink does run into Victoria too.

I’m on the sole street line ( same as st Mary cray) in a Kent villafe not far from bluewater. I can get to Victoria in 34 minutes and houses fit your budget

hi We did look at MK but train prices are around 40£ return during peak hours
