There is a big event coming to a local area. Can I rent out a room in my house as a one off for it? Is this permissable or against the law as it were?

I do have an airbnb account but only for me renting elsewhere rather than someone renting my place iyswim. Can I use it or is this a daft idea?
Can I just advertise it as a one off eg in a local paper and rent it that way?
Ultimately if it becomes too problematic I won't bother but it appears to be a one off lucrative option.

Just use AirBNB for it.

This is exactly the kind of thing Airbnb was set up for.

Whether it's legal or contractually permissible depends on your rental agreement (if there is one) and any local byelaws

Thankyou both.

Are you aware of any specifications that I would need to have to be able to do this eg health and safety type things??

The room I have is a fairly spacious ensuite king sized bed room.

Make sure that your insurance will cover you in the event of any damage etc.

Not where I am you couldn't. You have to have a very expensive license from the council for short term lets that takes about a year to get.

Movinghouseatlast · 10/03/2025 16:40

You need to have specialist insurance with public liability. Pikl do add on insurance but you also need to inform your insurance company that you are doing this

You also need to fulfil the fire regulations. Broadly speaking, interlinked smoke alarms in all rooms of your house, a keyless exit (so thumb turn lock) and emergency lighting in the room ( can be a torch)

Yeah you can rent out a room short term. I think the people above telling you you need all sorts of paperwork and this and that are talking nonsense. Is it your own home as in you don’t rent too? If you are a renter then you might fall foul of something around sub letting but if you are an owner occupier then crack on.

The fire regulations are UK law, you can't get round them. They apply to anyone who does short term rentals commercially, even if it's one day.

If you don't have the correct insurance and your house burns down with guests in situ then you at best lose your home and at worst end up in prison if someone is injured.

I'm assuming you don't rent your home out as a short term let. If you do you are taking a huge risk.

No absolutely not renting out this room on a long term basis. I actually have 2 rooms but i just think that would bevtoo much as this is mynhome and would feel weird about being so outnumbered. This is purely a one off week for this event, nothing else.

If it becomes too problematic re insurance, implementing fixtures and fittings .....I just wont bother.
