I've fallen in love with a house and they've just rejecetd my offer. How do I persuade DH to let me increase it?

We've been looking for months and months. A house came on the market on Friday and we went to look yesterday. It was love at first sight. I was having heart palpatations as we walked around. But its an expensive house and it needs £100k spending on it so we put in an offer ten percent below asking price which has been rejected. Went up by another £10k but that has also been rejecetd. I think the owner thinks she'll have offers flooding in given that its only been on the market for a couple of days.

I can't cope. I have to have that house. Now I know why phil and Kirsty always do their negotiations in the pub. I need a vodka.

How do I persuade DH that its a good idea to increase our offer?

if you have nmo cashflow issues and plan on keeping it for ages, what's the issue?

Congrats. It's a beautiful house and as long as you're planning on living there longterm, it doesn't matter what the property market does. We're not talking about some boring 3-bed semi in a characterless suburb, it's a fab, dream house. Go for it!

I saw a for sale sign in front of what I thought was our fantasy if-we-won-the-Lotto house. So I looked online and found out . . .

It's a FLAT.

'Lower villa', my ass! It's a FLAT. The house has been divided.

Not that we could buy it, but I was oddly very sad about this.

I know - I thought that. How soon do you think they should take it off? they managed to contact our estate agent and solicitor before 9 this morning so not quite sure why it takes so long to take the property off the website

Yes. We only increased the offer on that basis since they had two more viewings booked in this week and we wanted to secure it before they went ahead.

has it been removed from the agent's own site?

i believe that portal sites like rightmove only update daily (ish)

so it may disappear tonight

Ooo. I have news. Have just created another thread so apologies if I'm repeating myself. The purchase fell through two weeks ago when we had our quotes back and discovered that to do uo this house would cost us £250k .

But last night we had a call from the agent saying that the vendor would like to proceed after all and will reduce the asking price by a further £80k!!

Unfortunately we've now come around to the fact that now is not the right time to buy and so we are reluctant to proceed. Feeling very torn.

oh no!Thats what we did we realised that even though we had a good deal there was more to come.Today CML have said it looks like 25% drops very likely as there were the least mortgages taken out ast month since records began and banks will be returning to traditional lending criteria now without exception So hang on and you'll get something better x

Fortunately (in some ways) we are about to sign a lease to rent a house so once we've done that we can't buy anything for a while anyway. Its so tempting though. I think she's come to her senses and would go even lower and it really is our dream house so its not all about money.

DH went to a "property embassadors" charity event last week and everyone he spoke to said that we shouldn't even look at rightmove for at least a year since in 18 months time the £800k propeties we're looking at will be on for about £550k. That would significantly reduce our mortgage!! But I'm still worried that we'll regret not going for this house because its so nice.

Are you just staying put until things settle noddy?

Well we have our eye on one house which would need to reduce a lot for us to even view it but it is coming down slowly atm.I am beginning to think that we should sign another 6 months here which will take us to feb as the lease runs out in august and if we haven't found by xmas another 6 months and then def buy UNLESS we see a bargain by which i mean at least 25% off peak prices.The guy who advised me last year works in the city and he says banks etc are already pricing in 30% as a ball park figure and eventually saw the bottom as 2011 but now more likely to be the end of 2009
