Council tax banding do they band the whole road the same

Hi
We are moving house to a 2 bed bungalow and are surprised it's band e . Our previous 3 bed was less than that ? Also do they price the whole road the same as we are moving into a road with huge hours but ours isn't ?

Any advice would be appreciated

The whole road is not banded the same.

(This would be obviously unfair).

It’s not just about size it’s also area. I’m an E slightly smaller is neighbour who is a D. Bottom of drive is an F. You can apply for rating to be checked but it may go up.

No. Check all the similar 2 bed bungalows in the road, They should be same band as yours, if not I believe most councils you can raise a query within a short time of moving in.

You can check council tax bands for any property (so can see neighbouring smaller / larger houses bands)

No council tax bands are based on the value of the house when banding came in back in 1991. Its nothing to do with the surrounding houses at all, 2 neighbors could be completely different bands.

It’s the most ridiculous system. It needs basing on current values. Our council tax is higher than properties nearby that are valued nowadays at nearly 1/3 more than ours is (over £100k more).

Worth looking to see if your intended property has an 'improvement marker' on it - which means that on sale the Council have the right to change the banding. I heavily extended 25 years ago which would put the house in the next band - no marker. Neighbour put in a downstairs toilet and utility room in the last 5 years - a relatively small extension and have a marker. Whole system is crackers.

The other half of our semi detached house is a higher band to ours.
But ours is bigger....

It's definitely not all the same. I am a different band to at least 2 of my neighbours. I think it's simply based on value of the house sometime in the 90s?

It's interesting as the one we are meant to be buying should have a marker (extended) but doesn't. I am expecting it to be reassessed but how does the marker process work?
