Where SW, train station, 30 mins beach, circa 2.5 hrs London, retirement?

Doing a recce next month for retirement in 2026. Ideally not as far as Exeter and not sure we have funds for Bristol.
Have eight days to just go driving and check out places - rather than actually visit houses and stalk Right Move. T
Looking for 3 beds, 2 bath semi or detached house for £700k with garden and garage. No flats as we have a dog and don't want to pay a service charge.
Want to be able to home exchange with others abroad for at least twice a year, so ideally near an airport (30 mins) and somewhere people abroad would want to visit.
Have previously eliminated Winchester & Chichester on our last explorations. Winchester was too spread out and a bit ££, and really wanted to love Chichester but didn't love the housing stock or get the vibe.
Interests are beach walks, woodland walks, pub lunches, DIY, garden etc need links to London for DC x 2, also have relatives on the LNER route to Edinburgh. Needs to be a town as have to give up driving in next decade. Public transport quite high up the agenda as don't want to rely on others.
Currently am a 10 min walk to a station and 10 min walk to Sainsburys, 10 min walk to fabulous park but poor northern weather and 5 hrs from London prompts move.
Hit me with your best suggestions, please.
I have an A3 laminated print out of the routes for SW trains, but no idea which stations are the gems.

Bournemouth, Poole, Christchurch in Dorset all have a train station and are near Bournemouth airport (Southampton airport isn't that far either and can be reached by train). Ferry from Poole to France and also the Chanel Islands. I live in Poole, so am happy to give you information on the areas within it.

I also think you should look around Exeter. The really convenient picturesque places are very pricy, like Shaldon, where prices are nearly as high as the SE. Sidmouth, Budleigh Salterton, Exmouth and Topsham are all on branch lines once you can't drive far. There are two routes to London (GWR fast, other one slower but cheaper). The hospital isn't bad and the airport is growing again.

I would also suggest that you don't buy anywhere in the country as you need to think about your future needs, The St Leonards area of Exeter is rather like a little village with nice pubs who do decent food, coffee shops, independent shops etc. Then there's the Quay with it's cafes, restaurants etc. Ideal for someone who is getting more mature.

You could do a lot worse than Southampton. M3, trains, airport, good public transport, massive hospital. 30 mins to Bournemouth. They get lots of decent shows at the theatre. The New Forest beaches are little but pretty too.

I'd be worried about the public transport part.

I live in Warwickshire - which would fail on your beach requirement anyway - but there's barely any bus service now, and I'd put a lot of money on there being barely anything at all in a decades' time.

It's also easy to get to Plymouth for ferries to France and Northern Spain from the Exeter area.

@Notjustanotheroldlady we actually popped for a weekend to Exeter in September last year ( live in Bath so quite easy) - really liked it a lot- has a lot going for it - really loved topsham too - but didn't like anywhere else on that coast - thought it all looked a bit run down - liked Bovey Tracey and Dartmoor though

Bristol and Bath are out if you want to get to coast in 30mins even the toilet that is weston is closer to an hour from bath

@Figgygal so true!! I'm always suprised when people say it as we live in Bath and even going to Weymouth which is about the closest is 1 hr 20 drive

Doe she station need to be walkable?

If yes then Exeter, Exmouth or Teignmouth / Shaldon.

If no then look at towns and villages around Tiverton Parkway which is about 35 mins from Exmouth by road. Or look at Budleigh Salterton or Sidmouth which are within a short drive of Exmouth.

Have a look along the line that runs along the coast south of Bristol. Clevedon is lovely with big beautiful houses and not far from the village of Yatton which has a train station. Weston Super Mare and Burnham on Sea have train stations. Yes I know what you’re probably thinking, 😀 but both places have really lovely areas of residential houses such as Uphill in Weston and the Rectory Road end of B o S. Both near golf clubs and good for retirement. You could afford something really lovely around there too. Not far from Bristol Airport. Weston is about 30 mins.

Ideally within 20 -30mins walk station...
If I need to get a bus to station I would want that service to be every 15 minutes
God, I sound so fussy.
I want to be future proofed so I don't impact DC or DH.

Actually @OP while I know you said Exeter was TOO far west, I think the general area delivers the opportunity for a very good quality of life at a fair price. Your budget is decent but not huge so you would find a nice house, but you also can't afford prime property (an acquaintance of my DSis paid over £1.2m in Shaldon a year ago for a house they then improved to their taste), so you won't get a sea view and a short walk to the high street shops. St Leonards in Exeter has become very expensive, but there are other less lauded good areas like Pennsylvania.

Personally, I don't like Exeter's housing stock. The really nice bits cost a fortune and the 1950s rebuilt areas don't appeal to me aesthetically, I am usually in a minority of one (locally) when I say that I vastly prefer Plymouth to Exeter. But Exeter is a really viable location for you, from your outline.

@Mum5net if you were not bothered about the beach I would say look at Cheltenham and Bath villages - we've got all the other things you like here in Bath plus easy into London - just can't supply you a beach !!

Reading your post again I def think have a look at Christchurch, Milton on sea, lymington area - that might fit as very near new forest.

Suprised you didn't much like Winchester or Chichester though - I quite like both

I think you want Budleigh Salterton. It's the sort of place where the only crimes are murders a la Midsommer. The high street runs onto the beach. You have the otters and beavers from the River Otter. You could get a taxi or bus to the station at Exmouth. The airport is Exeter about 20 mins away.

Or try Sidmouth, but it's 10 miles to a station.

On reflection, BS and Sidmouth are probably mot connected enough for you. Perhaps try Honiton as an alternative. It's on the Exeter-Waterloo line but trains are 1 an hour. Salisbury has higher service and closer to London. Maybe you could get to the coast in 30 minutes?

Somerset coast will get you a detached with change inland a few streets, gets you a semi with a view of the Bristol channel.

Look at Portishead and Clevedon if you fancy Bristol but put off by prices, more expensive than further south but all the convenience of a city close by but a more pleasant place to live, Portishead is getting a railway station in 2027. If you like live music there's a really good scene here. Lots of down from London(or elsewhere)/retired/work from home empty nesters

As an example, there's a 3 bed town house plus office, garage, 5 mins walk from new station, 5 mins from bus stop (every 20 mins to Bristol) 5 mins from Waitrose and Sainsbury's for £429k and a detached 4 bed, about another 10 mins walk for £570k here, it's flat so fairly future proofed if you need to use a mobility device etc, you have to think about these things. All new builds are designed with wider doors and staircases to take stair lifts too (I researched!) I love that most of what I need is with a 15 min walk including the birdwatching hidesGrin

Dorchester. Fits all your criteria. Poundbury is a bit marmite but DP and a lot of their friends moved there from surrounding villages in retirement and there is a thriving community.

If you're feeling more adventurous you could look around the Forest of Dean - it's so lovely but rapidly changing also. Newham-on-Severn has made it into a list in the Times for one of the coolest postcodes in the UK - the only one listed in Gloucestershire. There's a good bus network which can get you to Gloucester railway station - not every fifteen minutes though, more like hourly. Journey to Paddington under two hours. You can get to Tewkesbury, Cheltenham, Cirencester, Ross-on-Wye and Chepstow easily via the bus network too. Bristol is accessible too - an easy drive down the M4/M5 or by rail. There's also a train station at Lydney in the Forest. Housing value for money is amazing too. (Although of course that's not a consideration for you with your very healthy budget).

Beautiful countryside, pubs, shops, loads to do and a very friendly, laid back vibe. Sometimes it pays to look outside the obvious - we love it (I speak as someone who has previously lived in Sleepers Hill, Winchester, a village near Southampton/the Solent and also Taunton).

I have friends who have moved to Bath from Cornwall and while the husband adores it, his wife is very unhappy - it's a huge decision and well done for doing your research. We were set to buy a house in the Cotswolds and it was only a random comment from my husband that got us having a drive through the Forest of Dean that changed our mind. It reminded me so much of my childhood in the country - beautiful! But totally connected with transport - best of both worlds in my opinion.
