Help me design layout for master bedroom & en-suite

I’m about to start renovations for the top floor of my house which will include:

  • Bathroom with a separate shower and bath
  • Walk in wardrobe
  • Maybe a tea / coffee making area and small fridge where the boiler is currently housed (being relocated)

Attached are existing floor plans - room 3 & 4 are going to be knocked together to make one large room and proposed plans - however I’m not sure the layout works very well.

Whats important to know is that it’s a beautiful sea view and the windows are being taken out and one large French window being installed.

so you’ll be able to see the sea from bed, I’m also keen to add a sofa and yoga area.

The best view is to the east / right as we look at the floor plans and less light at night time.

I feel the room is too deep for the bed to be directly opposite the window?

I don’t know how to maximise the space for a large wardrobe. I’m really messy so want easy storage.

I could split the bathroom in half or build the wardrobe into the bedroom.

any suggestions would be very welcome! Thanks in advance :)

Oh and everywhere is being stripped out - walls, floors, new electrics and plumbing

So can also lay out bathroom anyway I want!

And to explain - the new boiler and radiators are being fitted a week Monday so I need to decide asap the location of key items, so I can figure out where the radiators should go!

Can you access the bathroom from the landing instead of the bedroom so that you can put your bed against that wall and have a Seaview from bed?

Just because it’s a really tall house and this is 2nd floor - would be nice to wake up and have a cuppa and watch the sea etc

Yes the walls are still all intact and the only wall that has to come down is the one in between rooms 3&4.

I was thinking of blocking up room 3 door way near the stairs.

And then entrance via room 4 keeping the hallway and
cupboard.
or close both existing bedroom doorways and put in a new large glass barn door?

I think if you want to lie in bed ad look at the view, you either need to keep the current corridor between the bedroom and bathroom OR put a walk in wardrobe pretty much where the corridor and boiler currently are, with access from near the stairs.
I guess your plan with the extra skylights, but with a wall forming the side of the wardrobe coming out from where the kitchen area you've highlighted is.

A (very) small fridge and a kettle could be put into pretty much any corner. I'd work out how to do that once you've got a floorplan that uses the sea view.

I think images are working now, so my wardrobe suggestion attached.

One of the best aspects of our current bathroom - actually en suite, but advantage applies to all bathrooms - is that the WC is in a separate small room, accessed through the main bathroom. Sharing space while using the wash basin, shower, or bath with a much loved and loving intimate partner is one thing but at other times privacy is called for.

Have a look at Julie jones , she's a space planner with lots of nice videos. They are really helpful when you are considering how to layout your rooms.

In South Africa we call it a pyjama lounge, a space on the floor where the bedrooms are, with a fridge, seating, tv, tea, coffee making.

I do like that idea! It's something I could fit into the current bathroom as it's large enough, although I need to create the design first.

I love this idea and that was the one thing I'd considered as well..... it would bring the bed much closer to the windows and keep the room looking symetrical

I didn't know what pocket doors were, but yes, they'd work very well and look fab in either wood or glass - I like the idea of glass as unless someone walks to the top of the stairs, no one can see anything and would help keep it light up there - thanks!

I hope so, I've lived with no central heating, no hot water from taps, only 1 bathroom and in a house that was last decorated 40+ years ago - so the thought of waking up, making a brew and getting back into bed - all on the same floor sound amazing to me!

It can't be open as the house is over 4 floors, so apparently it needs a door at the top for fire safety.
I think a glass door is ok though

In such a tall house I'd think about having a dumb waiter aka service lift.

We are having one put in for tea trays, books and laundry. We will have thousands of books upstairs and a study next to the bedroom.

It does require someone to load and unload, though.
