Want to offer on a house and wondering about the roof over the extension. Any thoughts?

Just looks like soft clay tiles. You can see some have been replaced already. If that’s the only point concerning you, i wouldn’t be concerned.

That's very helpful! Thank you. I just don't know what I'm looking at for things like that. House was nice inside, felt the walls and nothing seemed damp etc. Trying not to get too excited...

There are a couple that look damaged but not necessarily to the point of leaking.

As per @LIZS , maybe you’ll need to change 10 to 20. Cheap job done off a ladder.
How is all the external render? It seems to be a completely different house type to next door?

It's extended downstairs and next door isn't. They are similar houses though.

Looking at the different guttering line and bay window, it appears to be built at a different time.
General condition of the render. Has it already been repaired or patched? Is the paint coming off? Blown render is not a cheap repair.

@HellsBalls interesting, they look pretty much identical at the front of the house. Lots of the houses are a bit different to each other in the street.

It's an older house, so isn't going to be 100%. With regards to the roof, was there any signs of damp in the room underneath. If the tiles have been replaced at some point, I can't imagine the felt underneath wouldn't have been repaired/patched up as there's no point in putting new tiles on and not having a decent protective lining underneath.

Don't forget you can go back and have another look to check on roof and what's said about render on here, before making a possible offer. If you're worried about immediate future maintenance, then it's worth getting a decent survey done.
