Moving to Yorkshire

My partner and I are relocating from Merseyside to Yorkshire. Our absolute max budget would be £500,000 for a 4 bedroom house. My partner will be working two days a week from an office in Leeds and from home the rest of the time and I work from home. This will be our first joint home together and the home we look to start our family in so being in close proximity to a good primary school would be important and being able to commute to Leeds too. We’d also like somewhere that is close enough to go into York on the weekends. And we’d need to be able to get to Liverpool and Wrexham with ease for going back to see family. Our ideal place would be a more countryside setting, with nice walks / cycle routes and with all the main amenities you’d need (pharmacy, butchers, bakers, local shop) so we wouldn’t have to travel into a bigger place too often. Any recommendations? So far we’re thinking places like Boroughbridge and Easingwold? But we are still doing our research and I’d really value others advice / recommendations etc. Thanks in advance if you’re able to help

Thanks @BellaVita that’s good to know! Would you mind sharing the name of the park and ride in Leeds that’s close to the cycle path please? I’m keen to make a note, as that sounds like it’d be great for getting some exercise in before work in the warmer months 😊

I know they filmed Happy Valley there, but it’s not an area we’ve visited yet, but it is on our list of places we’d like to explore. From what I’ve read it’s got an abundance of independent shops and hiking and cycling routes too. We’re National Trust members, so will have to travel up one weekend to Hardcastle Crags and walk down into Hebden Bridge for food and an explore! Unfortunately it’s been shut for a while now, but it was very quaint, as halfway through showing a film they’d always pause for an interval to sell ice creams, drinks etc at the front! We’d just have to have a better understanding of the high flood risk areas like @AcquadiP has mentioned, as I know that can come with it’s challenges - even with home insurance if you’re living close to high risk flood areas etc.

Yes, the flood risk is the main downside of that region, but there are areas where you'd be safe from it; it would certainly be something to look into very carefully with any potential property purchase. I heartily recommend a visit if nothing else. You can have a lovely long walk down the canal if you have the energy after Hardcastle Crags! Take some wild bird seed as there's a great variety of birds to photograph.

This is a useful link. It gives imminent flood warnings but also has a national map showing likelihood of flooding in the long term future. You can also sign up for text alerts.

I was born in Ripponden Village which has a station at Sowerby Bridge, approx one mile away. It's a lovely historic village with country walks, nice pubs and restaurants. Whilst it's not at risk of flooding, the only down side is rush hour traffic especially when there's been an RTA on the M62 and traffic is diverted through the village.

Hi have you considered East Leeds- Garforth/ Oulton/ woodlesford/ Rothwell. Two satellite towns to leeds with family feel and lots of local amenities both very practical for the M1/ M62 to get back to Merseyside and the A64 for york. They arent on the trendy side but lovely in their own ways and both brilliant for travel into leeds. garforth has a train station as does woodlesford and both have the temple green and the stourton park and ride near. From woodlesford you can cycle commute along the canal to direct to Leeds city centre in about 30 minutes. Local green attractions include temple newsam and fairburn RSPB , Lotherton hall, St. Aidens RSPB

I’ve heard really good things about Saltaire @Sw1989 and it’s an area that keeps getting recommended to us. People have said it’s got lots of independent cafes, restaurants and bars, a really nice park, and canal walks. Although some have said to be aware that parking can be a nightmare due to it being a popular place to visit, and that there’s a lot of restrictive grade two listed properties. I know it’s quite close to Bradford itself too and others have warned it’s a mixed bag there with both good and bad areas. I appreciate that’s true of any area - however with us relocating and not knowing the area well enough to know the good vs bad (at this stage) that’d be one concern I’d have. As we are currently trying to conceive our first child, and this will be the home we hopefully start our family in. And from what others have said there are some areas of high deprivation in Bradford with higher crime rates (due to things like drug dealing and car crash / insurance scams). I guess I’d just be concerned about that spilling out into the nearby areas. Others have also said to check out flight paths from Leeds Bradford Airport as plane noise can affect areas like Horsforth, Menston, Otley, Bingley, and Shipley. Although I don’t know whether Saltaire would be affected too? Ilkley was on our list also, but houses don’t seem to come on the market as much and are more expensive. From our research so far we’d get less square footage in Ilkley than in other areas too. Appreciate this will be because it’s a popular area that has good train links and schools though!

Honestly Saltaire is brilliant. It's really the best of all worlds with a villagey feel, loads to do and great community. We moved over here from Leeds 5 years ago and I don't miss Leeds at all. And because it's a Bradford postcode, you get a lot more for your money than in Leeds. Saltaire village is a conservation area and so the houses are grade 2 listed, but adjacent to the village are lots of really nice streets of big Victorian terraces and in the Nab Wood/ Moorhead area where we leave, you can get nice 1930s houses with decent gardens.

I wouldn't be put off by the proximity to Bradford, yes there are areas that are deprived and not great, but no worse than bad areas of Leeds or any other big city. Heaton, the nearest suburb to Saltaire is absolutely fine. The main annoyances are the volume of traffic but we've found the area very safe and had no issues in 5 years.

Also, if you are planning to TTC soon, Saltaire is in the catchment area for Airedale hospital, my wife unfortunately had a miscarriage recently but the level of medical care and aftercare she received has been outstanding, so if you moved to the area and booked in there, you'd be in very safe hands.

We've not had any issues with noise from the flight path. I'd say you'd have a lot more issues with this in areas like Horsforth and Otley (although these are both very nice areas too!) the drawback to Otley is no train station, but it's closer to Leeds and has very good access to north Yorkshire. Ilkley has a station, but as you say, property is a lot more expensive as it's very desirable.

Hi @EmmaMaria, Thanks for letting us know about Askern. It looks a bit further out on a map, but it was showing as only 35 mins to Leeds or 42 mins to York, when I looked! The boating lake looks nice, I like that you can hire boats on it in Spring and Autumn, and it’s also good to know it has a country park too. As we’re not far currently from a country park and often go there for walks, and it’s one of the things I’ll miss when we move. Although with moving out of Merseyside and into Yorkshire I think we’ll be spoilt for choice when it comes to scenic country walks. We can’t wait! 😊💖

Direct train to Leeds and Manchester, nice villages and you would get a lot for your money.

Have you looked at Farsley? It's got some lovely independent shops, restaurants, bars etc as well as a co-op and only 10 minutes drive from an Asda and marks and Spencer's. You're also half way between Bradford and Leeds.

You've got new pudsey train station 5 minutes drive away with direct trains to Leeds and York one way, or Chester the other way to change to Liverpool.

There's Rodley canal bank, a nature reserve, woods, and parks in all directions either a walk or short drive away.

Poppleton on outskirts of York has a train station which takes 5/10 minutes into York, but also goes the long way round to Leeds.

Is lovely for families and has plenty of amenities.

Farsley is lovely but there's no chance you'd get a 3 bed for under 200k in any nice area of Leeds unfortunately.

Isn't that area earmarked for one of the government's new towns? Which may or may not be a good thing, depending on what the OP wants.

From what the OP wrote, I got the feeling that West Yorkshire would hit the spot. I second what a poster above said about Marsden and Slaithwaite. I'd have added Holmfirth, but obviously not on the trainline, which is a shame as I think it's a great place and ticks the rural but down the earth boxes that I think the OP is seeking. What about Honley as well? Not sure on prices there but v close to Hudderfield for easy trains to Leeds and Manchester.

@Gekko21 a think tank have written a report on it, along with about 20 other places and sent it to the govt, but I live there and think it's fairly unlikely to get any/much support, especially as the city council have just adopted their new local plan and that area is all green belt!

Thanks @Sw1989 for the further information you’ve provided. The house I grew up in was built in the 1930s and had a huge garden. So my preference would be a house with character on a good plot. Whereas my partner prefers more modern houses, because he says they’ve had to adhere to more stringent building regulations etc, so may require less work overall, and can often be more energy efficient too. I’d say we’re both open to exploring different house types though! Appreciate what you’ve said about the proximity to Bradford also, there’s good and bad areas everywhere, so I won’t read too much into it. Especially as so many people have recommended Saltaire.

I really appreciate you sharing your experience of Airedale Hospital too and I’m so sorry to hear about your wife’s miscarriage too and your loss. We’re trying for our first at the moment and it can be a really challenging journey trying to conceive. So it’s good to know that we’d be in safe hands if we do need any fertility investigations or support etc along the way, and that’d they’d look after us if we do hopefully conceive in future.

That’s good to know that you’ve not had any issues with noise from the flight path too. When I was researching online it did look like it was Holbeck, Horsforth, Otley, and Bingley that experienced most flight noise. We have heard good things about Otley though, so I’ll keep it on the list, but make a note about the train station and potential plane noise. Thank you - I really appreciate your help and I’ll keep everyone posted on how we get on! 😊

Im in Rothwell too and mentioned Rothwell/Oulton in my earlier post. I love living round here although it doesn’t quite have the drystone walls charm of other areas mentioned its still a lovely place to live. I too sometimes cycle in town here to town along the towpath, when I can be arsed 😁

Farsley and Pudsey are a stone’s throw to Leeds and there’s a massive green belt/valley around Pudsey. Fulneck area is stunning. Nice schools too. Horsforth also nice. Farsley was in the Guardian as one of the best places to live Pudsey to Leeds is a 15 min car journey or 8 mins on the train.

Saltaire is gorgeous but the road in and out is a nightmare. Shipley not great around it. You might feel hemmed in. Train access good to Leeds though.

I would highly recommend the pudsey/Farsley/calverley area of Leeds. You'll get a very nice property for that sort of price and it's very easy (9 mins on the train) to commute into Leeds. It's extremely child-friendly with lots of lovely things to do with little ones. Plenty of cafes, parks, supermarkets etc you never really need to venture far if you don't want to.

A couple of PP have mentioned it but ticking all your boxes are settlements on the Leeds to Selby train line, eg South Milford, or just up the road, Sherburn in Elmet.
super easy access to M62 for going west, easy daily trip into Leeds via train and close to York.
