House Prices (again?)

The old thread I followed is no longer accepting entries and I'm not sure if a new one replaced it.

Anyway, I'm happy to concede to Twiglets that house prices didn't fall 10% (on average) in 2023 and 2024. In fact, her 5% estimate may have been uncannily close, given the recent ONS/HMRC re-referencing of average house prices.
Well done. I'm getting my popcorn ready for the next few years.

https://blog.ons.gov.uk/2025/02/19/keeping-average-house-prices-up-to-date/

"UK HPI weights show that between 2015 and 2023, UK sales of smaller properties proportionately increased (e.g. proportionately more sales of flats and maisonettes rather than detached properties), and sales in more expensive parts of the UK proportionately decreased (e.g. proportionately more sales in Scotland than in London). This means that the “average” UK property sold in 2023 tends to be smaller, and in a cheaper part of the UK, than the “average” UK property sold in 2015. "

Yawn, I've said it before and I'll say it again - in the long term, property always increases in value. In the short term, it could increase or decrease.

Thank you @XVGN

There is another house prices thread but it's quiet compared to previous ones

Does the % account for inflation?
