Hi, I'm considering buying a flat in South Wimbledon, but both options I'm looking at are new builds. I know many people prefer Victorian houses—could you share the reasons why?

The two options I'm considering are:

  1. Rightmove Listing – A 2-bed, 2-bath mews flat completed in 2020, priced at £650K. It's 6 minutes from South Wimbledon, located in a residential area, north facing with a service charge + ground rent + building insurance of £1,800 per year.
  2. Abbeywall Development – A newly built 2-bed, 2-bath ground-floor flat, also £650K, but 15 minutes from South Wimbledon, south facing with at least a £2,000 annual service charge.
Which one would you choose? Or if you have any advice, please give me your thoughts.

The first one feels claustrophobic with the lack of views of anything other than brick walls.

The second one is just a floor plan, will the terrace have views of anything?

They are both similar in size. Will the first one being over two floors make any difference to you? I don't think I'd like ground floor because you'd have people above you.

Are the locations similar?

First one is nice if you get sun on your outside space

Does the second one have it's own front door or is it off a shared corridor? Having gone from shared corridor / stairs to my own front door I wouldn't go back! I prefer the first one and the split level. I don't like the idea of bedrooms on a ground floor though.

Old properties have advantages, bigger rooms, nice features, proper wood, but may need work, electrics, heating, insulation, double glazing. Whatever you like and can afford.

The first one the wall outside the windows makes it feel a bit like a prison, and I wouldn't buy the second one just off a floor plan, I would be carrying on looking.

The first has possibly the worst kitchen layout I have seen, and that’s saying something. Also you have to walk through the kitchen to get into the duplex? That’s fairly intrusive? It also looks like a row of lock ups from the outside ( as in serial killer movies).

The second one looks weird, it might be charming in a quirky way but who can tell from a floor plan?

I really like the first one - it’s interesting and the floor plan is more conventional and fine if you have kids. I think you could jazz up the outdoors and great to have private space for bikes, a slide etc if a child comes along.

I get what people are saying but personally I like it. Although given no one else does, perhaps it’s risky in terms of resale.
