House Lego - room for a bathroom?

FTB just had offer accepted on a house, all very exciting except that there is only bathroom and it’s niggling me.

Under stairs probably wouldn’t work as it’s not a cupboard under there, but steps down to a damp cellar.

No room to add a WC/utility at the end of the kitchen as the neighbours property extends into ours in a kind of L-shape (see pink in pic). The white ‘buttress’ part of the side wall belongs to the neighbours, but was wondering if could add small extension in front of our back door, next to this buttress wall.

Would a WC and shower work elsewhere? Master bedroom? Help

Hi OP

As the kitchen and bathroom look built on, do you know if there is likely to be any sewerage elsewhere in the house?
Both being at the back could make your plans a no-go/expensive.

Maybe get a plumber in to have a look at what might be possible?

You might be able to put a small loo in the attic if you want a second toilet but unless you lose a reception room and move the kitchen into the dining area then you won't be able to add a utility or downstairs loo without an extension. Extensions are very expensive at the moment as would moving the kitchen be and you definitely won't get the money back that you spend unless you stay in the house for at least 10 years.

Move in and see what you think after a few months. It is really easy to get excited about changes when you first buy a house and then you don't end up actually needing them.

Yes I am hoping it won’t feel so important when we move in. However we have a large family and will need a second WC at some point, though if course we could end up moving again before that point.

In the attic might work, especially the room directly above the current bathroom.

With the plumbing it's likely that bed 3 would be the obvious location which would make it quite small - fine if you want a study or cramped guest room though
