We've been on the market for just over 2 weeks, and have had absolutely nothing - no viewings, no requests to view, apparently no interest whatsoever. I'm pretty sure the EA hates us now, as I've followed up repeatedly and asked to make some changes to the listing. EA keeps saying it's a difficult market, which we could understand, but we expected at least a little bit of interest!

We told the EA we wanted to sell quickly as we've found a property we would like, and we've priced at the lowest valuation we were given (£265k) and £15k under the exact same house, which is for sale next door. The last one for sale on our street, an end terrace (ours is mid), was up for £315k and we think sold (they changed the sign, nothing on RM yet) about a month ago.

Is the market just atrocious, or should we be expecting our EA to do more? I'm becoming unglued, I just want to be able to proceed with the property we've found! I know the photos aren't ideal - it was a drab day, and I've since touched up the paint throughout so there aren't any more swatches/patches - but the EA says they feel the photos represent the property well and wouldn't advise changing anything else for now.

Where's your living room? The photos make it look as if there isn't one. I suspect that's part of your problem.

It looks like you're on a high street, not a residential area? If so will be tricky as it'll put a lot of people off. Also it looks like the living area off the kitchen isnt presented as such but has a strange couple of bits of furniture - it makes it look like you dont have a proper sitting area. It's a nicely presented house but if you want a quick sale you'll probably have to reduce the price.

It is a very difficult market atm.

It's a small residential estate attached to a shopping/restaurants/amenities area - we don't expect everyone to want it, but were under the impression they were quite popular, so are surprised there's so little interest! We had previously set the downstairs up as a bar/reading nook, but have been moving furniture about - we actually moved our (admittedly mismatched) dining table & chairs out to the in-laws for photos!

EA has suggested we don't re-take photos yet, so we will have to sit tight on that (unfortunately) :(

We are currently looking - not in this area.

Some houses have horrific attached charges - simply not looking at those.

I see this is freehold but are there any things like service charges etc?

Doggymummar · 19/02/2025 15:35

It's gorgeous. It must be the price

I love the mustard walls!

Thanks! They're much brighter in the photo than in pictures - they're F&B India Yellow ... the original plan was to make the bookshelves built-ins and add some lovely blue and white curtains to square the room up a bit, but that's been shelved for the mo!

It’s the four beds and a utilty (a luxury) but no real living room that kills it stone dead for me. It wouldn’t appeal whatever the cost to me.

pinkiltette · 19/02/2025 15:25

I don't know the market in your area at all to have any insight on area / pricing.

But as someone who's been to see a lot of properties lately and has spent far too long on Rightmove, there's nothing changeable about the listing in itself that would put me off viewing.

I think it's a lovely home and the decor is fine - certainly nothing I'd be changing to sell.

I'd hope your estate agent could do more - premium listing perhaps as a PP has said? Or a video tour?

Both of those sound like great ideas - I'll pester the EA. I can make a virtual tour if need be, as I do actually have a 3D model of the house I was using to plan improvements!

It’s a 4 bed house but with no living space - you don’t even have a sofa in there. I would market it as 3/4 bed and have one bedroom as a study/playroom or similar and dress the main living area downstairs.

TallulahBetty · 19/02/2025 15:39

Where is the parking? It says 'private parking' - but where? This immediately puts me off

Movinghomes · 19/02/2025 15:39

Where is the living room/sitting room/lounge? You know the room with the sofa sets where people sit with guests or with their family of an evening ?

Why is a dressing gown hanging from the wardrobe on the outside ?

ThatUniqueCat · 19/02/2025 15:40

Honeyroar · 19/02/2025 15:26

The only thing that jumps out is the lack of wardrobes, the garden being a little poky and a tad dull, plus the perhaps lack of kerb appeal. As we’re coming into spring I’d make up a few pots to put either side of the front door and a few others to dot around the garden to give it some colour/interest.

Otherwise it’s a perfectly nice little house. Hopefully things will move more as spring kicks in.

The garden should come into its own shortly, I would hope - it's always a bit grim over the winter, but it's planted with a nice selection of perennial colour alongside the edible bits and we add annuals seasonally! I'm surprised about the kerb appeal, though - that's usually the part of the house folks are most complimentary about!

It's lovely and very reasonably priced! East Yorkshire is nice too.

Where’s the lounge?

You need to put the sofa downstairs and dress all the bedrooms as bedrooms. Market as a four bed house.

Waitingfordaffs · 19/02/2025 15:43

It looks to be a lovely home - as others have mentioned though where is the parking … a big issue for most family buyers surely . My assumption would be that it’s not nearby so tricky with shopping and young children

I do too!

LillyPJ · 19/02/2025 15:44

I think it all looks fine except the living area, which doesn't look like a living area at all. Maybe hire/borrow a nice big sofa and rug to define that space? As it is, it looks a bit stark and not a comfortable space to relax. I'd be put off by such a small garden, but that's a plus to many people. It might just be that you have to be patient - spring is not far away and that's when people start thinking of moving.

OakleyStreetisnotinChelsea · 19/02/2025 15:45

Beverley is lovely and it's a nice little house but as others have said it is just not a good combination of bedroom and living space. You either have just one open kitchen/living for A 4 bed which isn't enough living space or you have disjointed living space with a first floor living room so realistically you are looking at a very small pool of people who will be attracted by it.

Derbee · 19/02/2025 15:46

Concerns for me would be lack of living room, lack of storage. Agree with PPs that location isn’t highly appealing kerbside. It also looks like there are lots of similar homes for sale, as though there are too many or there’s a mass exodus for some reason.

If I was in the market, I’d view the neighbours over yours I’m afraid. It looks bigger, and like there’s more house (even though they’re the same!) and just looks more homely and comfortable

Chemenger · 19/02/2025 15:46

I think it is hard to imagine living in the house. Where would we sit to watch TV in the evening? Where would we eat? What would we do with that big empty space beside the kitchen (obviously, the answer is sit and watch telly there, but my first assumption is that it’s not a practical space).

Jennyathemall · 19/02/2025 15:47

Sherararara · 19/02/2025 15:38

Agreed. I would try dressing the downstairs living area as a full dining space to go with the kitchen, add a comfy chair or small sofa in there if not too cluttered. The 1st floor front bedroom id redress as a full living room so get a sofa and chair in there, tv on the wall. Again conscious to minimise the clutter but need to show how it could function as a typical family home.

KarminaBurana · 19/02/2025 15:48

I'm going to agree with pp, and ask - where's your living room? You just have a bench on the other side of the kitchen. I can't see where the parking is, either. I have a strong dislike for mustard walls, but if the price and location was right, I'd still buy, and just paint over, even if it was a faff.

ThatUniqueCat · 19/02/2025 15:48

nationalsausagefund · 19/02/2025 15:27

I love the mustard!

I wouldn’t view because of the windowless bathroom, no front garden or demarcation zone set back from the street, zero storage and other factors, but the mustard is fine.

It’s very stylish but then the styling of the photos lets it down: the cat bed/litter tray thing, (don’t mind the one with the actual cat!), tablet plugged in next to the bed, the paint swatches on the wall by the front door (!). I would tidy up and try again with the photos – if you’re selling the mustard walls, stylish, Inigo House thing, you have to do it 100%. Like with the church pew thing with the radiator poking out from behind a bit, it’s “almost, but not quite”.

You’re looking at a limited pool of people who don’t have much stuff or need for storage so you really have to showcase the beauty or sleek minimalism, I think.

The paint swatches have already gone - EA had told us not to bother repainting anything, but it seemed like an easy fix and was something to keep me busy instead of fretting ...

I also feel the styling is fairly poor - we had the EA's recommended cleaner/tidier come in beforehand and I had thought the EA would have moved/recommended to move things/plumped cushions/etc. while the photos were being taken. We haven't styled it at all, as we've just come out of a (very) busy period and were about to set to doing all the things we've wanted to when we found the house we're after (hence things like the bench, which was rescued out of an old pub - it's meant to have a dining table with it!) There is an under-stair cupboard that provides storage, but it's not loads - adding storage was on our 'to do' list for the changes we wanted to make.

It feels so counterintuitive to think about making changes that cost £ and that the next person will almost certainly undo anyway, but it's looking like that will be what needs to happen!

This. The apparent lack of living area will be putting people off.

Also the garden looks pretty scruffy (sorry!) I know it's difficult in the winter but you could cut the grass to make it look a bit tidier.

Otherwise a nice house, just needs to be presented better
