Why would a property that was “under offer” be removed from agents website?

The estate agents usually list as either “under offer” or “sold” but a house we really wanted but lost out on was under offer (was hoping sale would fall through) has been completely removed from their website. Others are listed from early last year as sold yet this one didn’t come up until October.

Does this mean the sale has potentially fallen through? We have the vendors phone number after viewing so wondering if it’s worth messaging them? Or is that ott?

To add it’s still listed as sold stc on Rightmove.

Maybe a condition set by the buyer that it's pulled from the website?

The seller probably asked their EA to take it off their website.

You’re clutching at straws because if it was for sale again it would say that.

Rightmove can be very slow in removing listing. The EA has to notify them then it depends when they get round to it

EA website will be more accurate

Don't contact the vendor directly, that would be weird and annoying. Contact the estate agent.

Lots of reasons why it would be taken off but normally because the sale is proceeding.

We are STC on a property for over a year, it has been deleted from EVERYTHING online now because of legal issue.

We did everything right but the house is stuck in the legal system and can't legally be sold yet. Apparently happened to several other houses too, they EA removes them when the realize they legally can't be proceeded on.

It’s been removed on right move now as “off the market” saying the property has been removed by the agent. I called this morning but I’m still waiting for the estate agent to get back to me.

@Twiglets1 I probably am just clutching at straws BUT they don’t remove properties from their website, they just go from under offer to sold. I’ve seen that with a few recently on their website.

@housethatbuiltme What legal issues can cause a house to not legally be sold? I’m a first time buyer so new to this.

If you have the vendor's phone number, that suggests that they gave it to you in case you had follow up questions. You do, so I would use it.

If it's been 8 weeks and a ftb property with no chain it's possible it's completed.

May be that the buyer has just noticed it is still up there and has asked for it to be removed because they have exchanged, or because they have now completed and prefer not to have pics of the house out there for whatever reason.

It was listed for sale as a probate house, the person that listed it couldn't actually claim the probate though.

When I buy my houses, once I have my offer accepted I insist the house is removed from the market to reduce the likelihood of being gazumped, its a standard practice.

I wouldn't say it's standard practice, what's standard is the house is listed on the web as "under offer or sol, subject to contract."

Any of the above. I think you’re right to call to check but I doubt it will be the news that you want I am sorry, would be surprised if it’s withdrawn because things have fallen through and it’s pending relisting.

The vendor's house purchase might have fallen through and they can't find anywhere else, so they have decided to stay put for now and are no longer selling. They might have been relocating for work and plans have changed. Could have simply changed their minds.

The estate agent might have been told to get knotted by the vendor who has sold via another agent.

Perhaps the vendor has become unwell or has passed away, or there is a dispute over ownership, or there's some legal reason why the property can't be sold for the time being, such as the property having been seized as an asset by the courts, imprisonment or bankruptcy of the vendor, or any number of other reasons. Could be anything really.

Hopefully the estate agent will be able to tell you.

Almost all agents have Rightmove Automated datafeed these days, which means that agents update the information they send Rightmove in real time. Rightmove don't manually change the property entry at their end.

We are going through the selling process and ours was removed from Rightmove. We asked the estate agent why and they just said Rightmove must have done it, no offer to reinstate it and no explanation why.
