Seeking Advice on Relocating – Milton Keynes vs. Guildford

Dear all,

My husband and I are first-time buyers currently renting in London and looking to relocate. My husband works in London and will be commuting two days a week.

We are searching for our first home - ideally a minimum three-bedroom terraced, semi-detached, or detached house - with a budget of £425,000. While we are not concerned about the commute, our primary reason for moving is to purchase our own home (as buying in London is out of reach) and to settle in an area with excellent state schools to provide our son with the best possible start to his education.

So far, we are considering Milton Keynes (Tattenhoe, Kingsmead, Shenley Lodge) and Guildford or Farnborough (Berkshire). I’m currently leaning towards Guildford, as it appears to have stronger schools, but I’d love to hear your insights.

I’ve viewed a few properties in MK recently, and while I appreciate the green spaces and quieter atmosphere compared to London, I found that getting around often requires a car, as public transport can be inconsistent. Another concerning point I noted was the choice of so few secondary schools. Is this something others have experienced as well?

For those who have lived in both areas, I’d greatly appreciate your thoughts on how they compare in terms of schools, lifestyle, and accessibility.

I've lived in neither, but I am aware that Buckinghamshire is a grammar school area, although that does not include Milton Keynes itself.

Re Guildford: £425k for a three bed limits you to north of the A3, which was traditionally seen as the less desirable area of Guildford. South of the A3 is posher. I would research school catchment areas very carefully as they massively inflate house prices in some parts of Guildford. Are you catholic? If so St Peter’s is an option wherever you live in Surrey.

I’ve lived in both on work assignments and I wouldn’t say they have a similar vibe at all, nor that it’s likely you’d be settled in both. MK is quite family oriented, and public transport isn’t the best so it’s not somewhere I’d live without a car. I never really felt that enough was happening there, even while working full time. Guildford has a lot more happening, and is better connected and closer to London, but it’s more expensive and I’m not sure how far your budget will stretch there. I found there was enough to do to be okay whether I was by myself or my husband and toddler came with me.

You won’t get much for your money in Guildford, not in the ‘nice’ bits, though you’d get something north of the A3 as PP said which is fine but look properly at the school admissions data. Most of the secondary schools are independent, so the catchments for state are tight. Bear in mind it’s a university town so lots of student houses.

Not mentioned on your list but we’ve ended up in Bracknell where our money went much further and we love it. Very accessible, great town centre, good train line and lots of green space/surrounded by forest.

as others have said with that budget for Guildford you are looking at north of the A3 and thus frequently in or on the fringes of the two old council estates: Bellfields and Park Barn. (The latter historically had a very bad reputation but gentrification has much improved that, although still the least desirable part of Guildford and is now dominated by student rentals as it's close to the university)

Bellfields is catchment for Christ's College senior school
Park Barn is catchment for King's College,

I have no knowledge of MK, but life in Guildford is good. It still retains the opportunities coming from being one of the largest towns in Surrey. Whilst trains into London are great, don't overlook the home to station travel aspect when comparing to London with a bus or tube within short walk. Parking at Guildford station is expensive on top of the season ticket. Bus or bicycle are better options
