Level 3 Survey

I am now in receipt of an offer and have the buyers surveryor booked in to do a full structural survey. I’ve never had a level 3 done on any previous property so been reading up on it. How intrusive is it? This may sound pathetic but I’m still living here still have loads of stuff it’s too soon to pack. Surveryor suggested I should leave the house which I’m not comfortable with at all. I understand they have a job to do but it sounds like they need to get a good look at everything, in the kitchen cupboards etc which are still rammed full. I’m uncomfortable about them handling my cooking stuff and other personal items to move things out of the way so I offered to do this if they need anything moving when we spoke on the phone but the man although was lovely was non committal to asking me. Also is it true they pull up flooring and make holes in the wall when looking for damp? Will they open my wardrobe and drawers ?

Ive googled some instances of damage following surveys and want to limit this in case this sale doesn’t end up going through for some reason I have to stay here living and re-sell.

I have terrible OCD and this process has been instrusive enough with viewings and I feel I won’t be able to cope with a really intrusive survey. The surveyors seem nice but non commital on what they will and won’t touch.

m looking for advice on how best to prepare for this and any steps I can take with them to try and ensure I can move belongings myself (without obviously following them round) Please be kind - you may not understand how I feel I’m just looking for experiences or advice to try and visualise what happens on a level 3 so I can take steps to prepare myself. Thanks

It's much less intrusive than you imagine it to be. They won't really move anything, let alone start ripping up floorboards. You can see what is involved here:

You absolutely can be in the house at the time. I work from home so there wasn't another option. You just need to get out from under their feet and let them get on with it. Shut yourself in one room and tell them to let you know when they need access to that room or if they have any questions. They probably won't ask much - maybe where the stopcock is located as they are meant to only report what they see and can easily access. They will probably spend a good portion of the time outside - sending up a drone to inspect your roof and checking brickwork, pipes etc.

Ours took about 2 to 3 hours

They go in the loft

Under sink
Under stairs

Ask loads of questions

Go outside, look at drains

Check stop cock etc
