Is this kitchen renovation quote very high or am I naive about how much things cost now?

  • Disconnect and strip out the existing kitchen and dispose.

• Remove wall tiles and floor tiles and dispose.

• Support the wall and remove wall as needed.

• Fit steelwork, subject to engineers input.

• Remove ceiling to allow for rewiring.

• Fit sound insulation and new plasterboard ceiling.

• Plaster ceiling, around steels and chases for rewiring.

  • We have included a provisional 2 days and £250.00 + VAT materials for creating the larder cupboard area.
  • Supply and fit kitchen as per plan
  • Included a provisional sum for the following items,
  • Flooring
  • Tiling
  • Plumbing
  • Electrical work
  • Decorating.

Estimated Investment £55,000 incl. VAT.

nb. The kitchen and appliances itself are ~£20k, so £35k for the labour. I’m based in the Southeast.

Sounds exceedingly reasonable. Who are you using, I'm in the SE and will scoop them up after you if their work is good.

Difficult to say without seeing it. I'd always get at least three quotes.

Really?! Ha. It is a very well regarded local firm. And it’s a very small section of wall that would be brought down, galley kitchen so probably no more than 2m.

okay well that’s reassuring at least.

20 k for actual kitchen units and appliances isn't especially cheap surely!
Depends what whole house is worth?
IKEA would give you cheaper kitchen units I'm sure.

I'm in New York, and we're just finishing up a kitchen remodeling. Our kitchen is larger, and we've replaced two windows and done some electrical upgrades as well. Labor was about $35k and materials were about $30k, so not that different than what you're spending.

What kind of flooring are you putting in? And you don't mention new cabinets, but if you're going to rip out the old kitchen completely, you'll obviously need new ones.

new cabinets are part of the ‘Supply and fit kitchen as per plan’ on the list of jobs!

flooring will be ceramic tiles.

Yeah all of this. Okay this is reassuring actually, we can just about afford the cost so will likely go for it.

Hard to say without the square footage and some of those jobs would cost similar regardless of size unless large differences were involved.

Based on the information, that seems either very cheap or very reasonable.

Depends on the quality 100% real wood to laminate 1/2' thick

I think it's difficult to say for certain. Probably not extortionate but I'd get another couple of quotes for comparison if possible.

We've just renovated and many invoices had 'pay within 28days' on them. The steels though- we were told that the cost was going up weekly, so the price was only guaranteed for 7days!!!
It does seem reasonable because its alot of work.

Does that cost include the work top?
Are you getting a water softener too- I'd highly recommend one if in a hard water area.

Well £11,000 of that goes to the government in VAT. So the cost is £44,000

We just spent more than that for very similar works (although we had highish end cabinets and appliances). We’re based in the East.

I’d say it’s not unreasonable.

Knocking down a supporting wall does cost a lot. It's a lot of work. And the time and materials for the skilled trades is expensive too.

You could spend a lot less on the kitchen if you were capable and amenable of installing it yourself. We did that with diy-kitchens and it looks fab.

We had our kitchen done 5 years ago with some structural work including a wall being knocked through and beam put in. That cost about 40k before putting flooring in and decorating. Fairly small kitchen put in, 10 x 14 ft.
I'd say it sounds reasonable.

I have had business quote me a cash ex-vat price on car repair with materials. Took it because its not my problem that Mr Tax Man can work %.
