Would a house which has average 5 cars during peak times go past it a minute put you off or be any concern?

Have found a house which ticks every box but it is on one of the entry / exit road to the estate. The estate has two roads in and out and the house is in the quieter one. There seems to be around 5 cars a minute during peak periods in the morning and at night. During the day it seems to drop to 2-3 cars and I have yet to visit after 7 or 8 clock at night to see. There is a bus every 30 mins which goes past

The house has a very small bit in front and then a hedge , followed by footpath and road.

It is in an area where you would struggle to do more than 20mph due to the road curves.

Would this traffic put you off from a noise or pollution point or is it minimal?

Not much else has come up which we love so much but do not want any risk to health.

We're in a 5 year old house, on one of the 3 roads into the estate - so probably similar traffic as you mention, honestly never noticed it - with windows open and when sat in back garden in summer we do not notice cars at all - more so the neighbours 4 noisy dogs!

We moved from a cul de sac so thought it would be a big difference, it really isn't.

I guess it depends on what you're used to, would accept, what could be a deal breaker and if you have cats (possibly dogs that might run out of front door).

I grew up in a road that probably had a car go past every couple of hours. I've had cats for the last 26 years, so a quiet road is important. Currently live in a long cul-de-sac with a car going past about every 10 mins or so.

That would definitely put me off - the traffic will only increase over time . What are your other options like and what are the compromises on those

It can not get any busier as the estate if fully built now with no more room, which is a bonus!

The other options we have for similar are around £100-150k more as they either have bigger garden(not interested in massive garden) or extra bedroom which we do not need.

We did see one come up last year round side street which would be quiter and that was another £20k but had half the garage size , one less bathroom and one less room downstairs

I'm actually less bothered by the traffic noise on our main road than I was when we lived in a cul-de-sac! When there weren't many cars going by, every car used to register with me as "something happening" and get my attention. Here I can tune it out because it's constant.

The things which do bother me about living on a main road are (mine is much busier than the one you are talking about, so maybe not applicable)

Sirens: mostly they don't need to turn them on at night but sometimes they do, and you never get used to it
Loud drunk people walking past late in the evening
Pollution. I think the research indicates that this sort of pollution dissipates very quickly, which means you can improve your air quality by trying to open the back windows instead of front ones, and keeping windows shut during rush hour if you can. Anyway, my asthma is much better here on a hill in this busy town road than when I lived in a valley two miles from a super busy fast A road; that setup seemed to "trap" fumes badly.
Parking is a bit awkward

I lived somewhere like that for many years, with a couple of bus routes, and it was fine, not noisy at all. Our house had a reasonably big drive, we weren't right on the road and it was.a wide road. I loved it.

Worth viewing again and seeing how loud it is inside. If you can't hear it, then less of an issue. And same for when you're in the garden. I probably wouldn't but you may be less sensitive and I'm sure whoever lived there would get used to it and block it out.

I estimate we get double that all day long, and in the morning rush hour it is often queueing right past our house. But our house is worth it for us, and the central location is very convenient.

That sounds exactly like the road I live off (I live in a cul-de-sac off a road like that).
Honestly, I wouldn't get put off by that. I'd be paying more attention to the speed of the vehicles, and is my own vehicle safe on a driveway?

Does it matter if you lose your buyers? Ultimately you need to do what’s best for you. If that means losing your buyers and holding out for the best house for you, then so be it.

Ultimately it depends how desperate you are to move and hang on to your buyers, and how easily you think you could find new buyers.

We only had 1 viewer in 8 weeks who put an offer in so I think we need to hang on to them! Also other properties like ours have been stuck for several months in the area

Had a bit of a sit outside tonight at 20:00 clock for 5 mins and was around 15 cars during that time so drops off a bit and it is a Friday night.

Think I am maybe overthinking this! So much to consider with such a big purchase

I might have found another property on a quiter side street which has smaller longue, one less Ensuite , more overlooked in garden but is £70k more. Interested to know would people pay that extra and have less money a month?

I’d rather the one that was 120k more and had a bigger garden and extra bedroom but it depends on whether you can afford more.

I like a garden though and would prefer less traffic. It’s all individual though!
