Best Areas to Buy in Woking – Family-Friendly with Good Schools?

Hi everyone,

We’re looking to buy a 4-5 bed detached house in Woking, with a budget of around £1 million to £1.2 million max.

I'm a city girl and husband wants to move away further so we were looking for a compromise of a place south of London (so closer to his family) but somewhere that doesn't feel too "villagey" and has good amenities and things going on (If you can think of any other areas you can let me know!)

We have young children, so finding an area with good primary and secondary schools is a priority. We’re not Catholic, so ideally looking for schools that are either non-faith or have an inclusive admissions policy.

We’d love to hear from locals or those familiar with the area – which neighbourhoods would you recommend?

We’re looking for somewhere family-friendly, safe, commute to London is a big factor also - so ideally walkable distance to the train station. I saw some houses on Oriental Road for example. Is that considered too busy / too rough?

Any insights on schools, specific areas, or even things to watch out for would be really helpful. Thanks in advance!

Oriental Road isn't great and half of it pretty much backs on to the train line and station car park. Roads like Park Road and the ones around it tend to be nicer and quieter.

If you're looking at state schools, I'm sure from book club years ago that if you aren't catholic, it's a bit of a no-man's land for primary schools. It might be better with the birth rate falling though - mine are older.

Horsell, just north of Woking town centre is very well regarded. Good primary and secondary schools and walking distance of the mainline station. Prices are some of the highest in Woking though.

Horsell or Hook Heath.

Horsell is good for the station for a commute. Hook Heath has probably the best houses. It’s a while since we lived in the area. Then, there was Horsell Village School, Horsell C of E primary, Sythwood and maybe Beaufort. For secondary, St John the Baptist is well regarded, but it’s. Catholic, always over subscribed and has few pupils who aren’t Catholic. The Winston Churchill School and Horsell High are the others, unless you’re looking at private, but I don’t know about them.

Look at Pyrford. Lovely family feel, not too village-y but not too busy and benefits being close to West Byfleet (shops/train) or easy distance to Woking. Excellent CoE primary school (Pyrford Primary School) which is inclusive of all/no religions.
