Pros and cons of selling and buying with same estate agents

We have just started the ball rolling with contacting estate agents to come and value our house this week.

I happened to mention to one of them that we liked the look of a property which is up for sale with them. The estate agent immediately started pushing that we go and view this house and when I queried whether we needed to sell our house before we started looking at others he said that wasn’t the case and he’d be happy to have a word with the vendor to get them to wait for us as he reckons he could sell our house within a week.

So pros and cons of selling with the same agents? He wasn’t my preferred one just from talking to them as it felt he was quite pushy.

How do you manage pushy estate agents? We definitely want three valuations but as they’re the first ones coming round, I’m concerned he’s going to push going with them before we get to meet with the others.

You can sell and buy with the same ( you don't know who will have your dream house listed so why discount a whole section of the market?). Just don't use the estate agents financial advisor. Ever. They don't need to know your top end budget or financial details. That just leaves the system open to abuse ( using this knowledge to up the offer on the other house and their commission).

The pro is that if it works out the EA is massively invested in getting it done because they'll get 2 lots of commission on the same chain so they are likely to be more proactive about chasing solicitors etc. One of the cons is that they're serving two masters, and the lure of 2 x commission can be a bigger sweetener than the actual commission on either so they may pressure you to (for example) accept a lower offer post survey just to get it done, or try to persuade you to buy a property that you don't love that is on their books.
