Realistic cost of putting a shepherd’s hut or small cabin at the bottom of garden?

FIL has a huge garden and lives in a very beautiful and heavily touristy spot in the SW of England.

Realistically, how much would it cost to put one of the pretty little Canopy and Stars (glamping site) type cabins or a shepherd’s hut at the bottom of his garden that he could let out to tourists year-long?

He’s a landscape gardener, so could plant in excellent privacy etc.

Also - this is only an initial first thought, we haven’t looked into planning or anything like that.

between 30k to 100k depending on what you wanted that's for a shepherd's hut, and no planning permission if its for personal use! peice varies depending on the type of hut and obviously access to the garden. you maybe able to get cheaper but we went for a more expensive due to design and wood used for MIL

In all honesty you need to look at planning first as that will be nigh on impossible if he plans to rent it out all year for tourists!

How would guests get access to? Where do they park?

How do you fix up the water supply and toilet? If it is a composting toilet, who is going to do the cleaning and maintenance?

Similarly, if you have people staying, someone needs to change the beds, wash the laundry, clean out the wood stove, provide more wood, provide a posh breakfast etc.

I think the services could be expensive to connect, especially water and sewage. Unless you can connect to the mains a septic tank is very expensive to install these days and has to meet building / planning regulations.

I did and the price wildly varied from £15k to £150k! I was wondering if anyone had done something similar in the same part of the world and what it had cost.

When I look at Airbnb, I see so many not far from FIL so people do seem to be getting planning for them.

He has a large section for cars and could create a private pathway.

It’s all in idea stage, wondering how he could make an extra income out of his property now that he’s retired. He is the cleanest neat freak in the world and says he’d do the turnovers and accept guests.

Like I said, it’s in first idea stage at the moment!

When I was considering putting a home office in our garden, https://dunsterhouse.co.uk/log-cabins/insulated seemed to be a lot cheaper than other places and the reviews seemed fine but I don't know if they do the product that has the right 'glamping' look.

But I would have thought that providing a toilet and shower would be a significant part of the cost. I was doing this, I'd put in a living/sleeping cabin, a small toilet and shower cabin and then a decent outside space where people can sit out, BBQ and basic outdoor kitchen/bar area. I would have thought that as a landscape gardener, he'd be capable of doing the groundwork and putting the cabins together himself with help, rather than paying for installation.

Other consideration would be his age and what would happen if he's no longer able to manage it as you'd likely need a good few years running it to recoup your investment. Although from the sounds of it, it's likely that it might not be detrimental to have something like this as part of the property when the time comes to sell his home as it would be a source of income going forwards.
