To Utility or not Utility

Having an ongoing debate with my OH. We are looking at selling our house in the next year or so and have to decide on the following. Currently we have a room off the Conservatory that contains a plunge pool. It's old, it's horrible, it needs to go. Do we turn that room into a Utility room or keep all the utilities in the kitchen?

My OH reckons nobody would want a Utility off the Conservatory because it's not attached to the kitchen, and you would have to go throughthe lounge to access it. I disagree and would rather have that than no Utility at all.

What say you?

A separate utility, always !
Not bothered where it is in fact some people have them upstairs which is also a great idea.

Utility- only a man wouldn't think it was important! I love having the noisy washing machine and tumble dryer in a separate space with enough room to do the ironing.

Agree, it is irrelevant if it's near the kitchen or not as it's a separate room you do washing in. As pp said, some people have them upstairs which makes the most sense as you get dressed up there and keep clothes up there.

I think a utility is far more useful than a plunge pool, and more attractive to prospective buyers. Location doesn't matter, I have mine upstairs which is obviously no where near the kitchen!!

It's actually a hydrotherapy pool. It was here when we bought the place and is a bit of a wreck, looks like it was done on the cheap. We've never used it so no idea if the motor still works, so it's just sitting there festering 🙄

Yes it would be massive for a Utility room too!

Oo lovely.
Space for the ironing board and lovely cupboards for sheets and blankets.
Like the ones you see in old houses, I’m thinking small Downton Shoe shine room or ironing room in Gosford Park.

Deffo would vote yes to utility room in your case. I grew up in North America where utility rooms are the norm. I lived in 4 houses through my childhood and the utility was never next to the kitchen, because why would it? It had nothing to do with the kitchen. In general I think they should be away from living areas because they are noisy.

Utility 100%
Out house is a 4 up 4 down (room in each corner) layout. Our kitchen is front right and the utility is rear left. I wouldn't be without the separate area. We use it as a boot/coat room and have a big sink for none kitchen jobs, as well as the washer and dryer and dog beds

Definitely a utility room. Mines only small but would love a bigger one with hanging/ironing space. Google utility rooms, loads of great ideas

I assume your washing machine is currently in the kitchen? Once removed, you'll have a massive bin store or extra cupboard.
Plus- the machinery in another room- win, win for me.

I don't buy houses without a utility room or somewhere I could convert to have one. I always take conservatories off.

Sounds like a useful space which presumably also has plumbing . What else does he want to use it for? Has it got access to outside without coming back through the house, sounds like a good laundry room.

My current house has a utility room (accessed from the outside) and it’s great so I’d vote for a utility room too. I absolutely loathe washing machines in the kitchen (why???) so having one in another room is the best idea. Plus space for ironing, another fridge, dryer…

@Doingmybest12 @whirlyhead have a very good point. If you have outside access then you can style it as a dedicated laundry room. Very traditional for a wash house to be separate in older houses...although possibly you don't need a boiler and a mangle!
You would save heaps of space in your kitchen so that can do a lot of things a utility room does, and has everyday access. The laundry room will be more occasional use so not interfering with use of the conservatory. The luxury of airing rack and huge sink plus ironing stuff, also a bit of storage, if possible, would be a good selling point to me.
