I'm so anxious and don't know where to go from here.

Last Saturday, I noticed a bumpy section of the hallway wall with peeling paint. The room above is a spare bedroom, so it’s unlikely to be pipework, and our boiler pressure is stable.

I spoke to the neighbor, who mentioned a large damp stain on their hallway wall and ceiling when they moved in over two years ago. Their bathroom is above, suggesting a leak. The landlord had cut out that section, applied damp-proofing, and repainted. Given the time that's passed, it seems like the leak persists and is affecting our side.

I've contacted the letting agent, but they no longer manage the property, and the tenant isn’t responding.

It's a poorly maintained property and I had to report an exterior leak from their bathroom pipework 2 years ago.

What should I do next?

Do you have the owner's contact details? They may show on the Land Registry if the tenant won't provide them. I'd contact the owner directly. If the owner won't discuss then contact your home insurance.
