How long would it take to renovate this and how much money would it cost?

I am a bit in love with it, but realise that we’d probably have to stay with mil for up to a year, as couldn’t move in when half completed with small children.

The cost and time would depend on finish and what you actually want to do. Personally I don't think it looks too bad. We've done renovations over the years with small, and then older children, and always lived in the properties whilst doing them up.

I don't think it looks too bad either. It looks cosmetic so provided you have a lump sum and a decent builder lined up you could get that sorted within a month or two.

I’d expect it to sell for closer to £450 and £50k upwards for renovations. It’ll depend if it needs re wiring and new boiler etc or if it’s mostly cosmetic and new bathroom and kitchen. Also, good luck getting tradespeople!

I would imagine you could get it done for £35k. Kitchen, bathroom, heating, basic decorating and flooring

I would want to rewire, possibly some new heating, kitchen, bathroom, flooring and decorating. With an organised builder 3 to 4 months maybe? Depends how easy it is to line up tradespeople.

This is a blast from the past - I used to live across the road and am fairly sure this was my friend's flat! Warrender Park Road used to be (and possibly still is) a very student dominated area, so I'd want to check who owns the other flats in the block. Unless of course you're buying as a student rental?

The bones of the flat look pretty solid so agree with PP that it could well just be a cosmetic redecoration of bedrooms with perhaps new kitchen and bathroom. £35-50K depending on level of finish.

PM me if you want a recommendation for a local company who do full property renovations and project manage it all. I’m sure you could email them and ask for someone to give you a ballpark figure or even go and view it with you.

Yeah it's student central. If you have the half a million it would take to buy that at offers over AND do it up, go further out and get somewhere ready to move into for your money.

The electric sockets are within the skirting boards so it definitely needs rewiring.

It looks quite grand from the outside. I'm not keen on the fireplace and would probably source a different one. It looks structurally sound and no signs of damp in photos. I'd imagine with nice wooden floors and a large rug and long curtains at the window the sitting room would be lifted. I'd work on one room at a time. It's livable with DC. It doesn't look dangerous but I'd get rewiring done first.

Just realised I didn't answer any of your questions ha ha. If you do some of it yourselves around a year to lay floors and paint and decorate. The plaster looks ok. If having a full rewire, new kitchen and bathroom I'd think £70k the more you can do yourself it may be less but £70 if having tradespeople to do it all.

Thank you all so much. I know it’s studenty but we want that area as mil living nearby. I also don’t really mind students. I used to be one. Also excellent for work and nursery and schools. I really really like it, although we would probably bid asking price as we would need the rest of our money to do it up. I’m happy to stay with Mil for up to a year, but no longer really.

i will definitely take pp up on recommendations if we do get it

That's too low. Costs of materials and labour have spiralled over the past couple of years. We've just done a house up and it's shocking 😫

I was going to mention the student aspect… check out the neighbours before making an offer!
