Complete renovation being undertook. Currently a 3 bed, considering changing it to a 2 bed, so we have bigger bedroom come dressing room.

Would you knock bedroom 1 & 2 together, or bedrooms 3 & 4.

Or just leave as is.

Not bothered about resale value being affected by losing a bedroom.

I don't understand the flow of these rooms and how you get in and out of them. Why is one a reception room? Is it a bungalow? Where are the corridors/hallway?

If it's for a dressing room o wouldn't bother moving and doors or walls.

Yes it's a bungalow, the reception room you can see, is actually the dining room.

Currently bedrooms 2 & 3 are accessed off the dining room.

I would say it makes sense to knock 2 and 3 together then since 2 can only be accessed through 3.

Could you repost a less cropped version? Without being able to see where the door comes in or where the windows are it's hard to give an opinion.

Is there anything else you'd benefit from? E.g. would it make sense to partition a room to take some for a bigger bedroom but make the other half office space or laundry space?

Assume both are non load bearing?

Does one give you a better outlook or have the best light which you'd want for a master.

The fact you have to go through a reception room to access rooms 2 & 3 would make me opt for using 1 & 2.

That way you're accessing your master bedroom via the hall

I’m not sure I’d remove the walls unless you want one large room - you could put a pocket door inbetween the rooms. I’m not sure which I’d choose.

Definitely 1 & 2. That way only one other room is being accessed via the reception room

Personally I'd knock the kitchen and lounge diner together as a kitchen diner, make the current dining room a snug/ sitting room and then if you wanted to, knock 2&3 together. Could look at how easy it would be to run the pipework down and have an ensuite in bedroom 3 OR turn bedroom 2 into a jack n Jill ensuite for bedrooms 1 and 3 and then turn the current shower room into a Lootility.

I'd carve up the reception room to add a hallway and then make half of what remains dressing and either extend the bathroom or have an ensuite.

Make bedroom one the reception room instead.
