Hi All,
going round in circles with floorplan and whether to add an office/playroom/snug or make kitchen bigger….family of 4, 3 bed semi (2 young girls currently share bedroom) box room is office.
i would prefer bigger kitchen on the basis that we dont need x2 office - girls can share till they move out (i did this when living with parents).
dh things office downstairs incase girls need own room when older.
please tell me which layout you prefer and why. this is at back of house backing on to garden.

First one with office downstairs. It retains greater flexibility.

But I'd probably want a u shaped kitchen to move the peninsula to the other end rather than having it up by the door that feels a bit disjointed.

Is this to accommodate bi folds? And if so would french doors work better?

Or would it be possible to have the kitchen at the opposite side and a direct door onto the office?

With the only access off the utility it is only really suitable as an office. But if you could open a door onto it from the kitchen diner it could be a playroom while the girls are little or a snug as they get bigger.

In both of these cases the utility room becomes a room without any windows at all.

Is that what you are really aiming for?

I would think that having a room without a window is not a good idea.

If these are the only two alternatives then I would suggest either combining the utility and office into one room so that at least some light gets in to the utility or scrap the utility altogether and just have one big kitchen

yes unfortuantley it would have no windows, defintley need a seperate utility and that is the only place for it as its part of the exisiting garage we are having converted. had thought about combing the rooms but probably not as practical

Of all the rooms not to have a window, utility would be the one I'd choose! There's no need for a window in there, so that would be fine for me.

I'd definitely move the office downstairs.

i'd do the version with an office. the kitchen looks very awkward around the corner in your other image and I think the space would be hard to use. an office is a much more valuable room.
