Survey - what would you haggle over?

I’m about to get the survey back on the house I’m buying and my buyers’ surveyor will issue their report this week too.

So I’m wondering in the case of both houses, what are things in surveys that are usual to haggle over?

The house I’m selling is early Victorian and is fully damp proofed with renovated bathroom and kitchen, all floors and windows replaced by me and all walls/ceilings replastered. I rewired throughout and replaced the boiler. Still I’ve not touched the roof or the loft. I did sell at a discount to offer price already.

The one I’m buying is ex rental, boiler is ten years old, obviously needs rewiring but again I am buying at a discount to listing price.

I’ve no idea what will come up in either survey but what are the big things to be prepared for?

Possibly drainage issues.

Those are the main things you might not have noticed when you viewed

The surveyor will not have been on the roof and is qualified to judge on electrics so has not much to say beyond what you could have worked out yourself.

Otherwise most things should already have been taken into account when you made an offer. You know the electrics are old and you should be able to see if the guttering is broken so should have already been priced in.

Thank you this is my understanding too but good to know. I saw broken guttering already. I totted up the likely cost of this, electrics and boiler and secured a discount to cover it after my first cheeky offer was understandably rejected. I also got my selling agent to look at it and he was bang on re the level of offer buyer should accept.

My buyers are FTBs so I am worried they might freak out about anything not perfect in their survey. But I don’t have subsidence or leaky gutters so I will hold firm. Yes one chimney breast needs repointing, there’s a flat felt roof extension and the back door ideally needs replacing but they viewed 3 times so would hopefully have noticed this stuff.

All just a bit squeaky bum as we’re at the very last stage and I really want to move!
