How to fix this in bathroom pre survey?

Hello lovely property/DIY folk. This board has been amazing for helping me sell my house.

I have this patch of peeling paint in my bathroom caused by me cleaning the ceiling with the wrong product. As you can see from the exposed plaster there’s no damp.

Agent says I need to fix it so it doesn’t perturb the buyers’ surveyor.

What do people suggest? A coat of a certain type of paint? Any particular brand or type? And how to remove the flaky bits? TKVM.

You will have to scrape the peeling paint off, sand it back, and repaint the whole ceiling, applying a mist coat to the exposed plaster bit first.

After getting off loose bits and sanding, I would apply a coat of Zinsser peelstop

There should be a fan above the shower, otherwise the bathroom isn't compliant with building regulation.

The extractor’s just to the left hand side of it, so not visible in this photo.

I’ve never had a fan above the shower in any of my houses and it wasn’t mentioned in our level 3 survey as non-compliant? We’ve always had an extractor fan in the room, but not above the shower?

Thanks for posting this OP. I was under pressure from the builders to get our new bathroom painted quickly last year so they could do the rest of the work, and like a dickhead I forgot to do a mist coat. No idea why. I’m well aware that mist coats are essential on new plaster 🤦🏻‍♀️🤦🏻‍♀️ So of course, the paint is now cracking and peeling at the edges and I’ve been wondering what to do, so this is helpful.
