Me and my husband are home owners, will be chain free and this property is going to a buy to let mortgage. We’ve been looking since last month for a bigger house, saw one last month, offered but didn’t get the house. Saw one last Saturday, needs a lot of work but my husband is a builder and owns his own business so it was always going to be a property that needs work.
it was on for £290k asking price. Saw the property on Saturday, doesn’t look as bad in pictures but my husband could immediately tell the house needs the roof replacement and the bricks don’t look good on the outside of the house ( that’s how he explained it to me don’t know the formal term) the property is in liveable condition inside but does need modernising and full refurbishment. It was block viewings and before we saw the property we knew we wanted to get this house as even before in the past when we were looking at properties we haven’t came across a house that ticked everything like this. My husband saw this property last month on the market at beginning of December, went to sstc the next day when he went to book a viewing and the beginning of jan came back to the market, apparently the buyers had a change of heart.
we really liked the property and put in an offer at asking price of £290k despite how much work needs doing because we really want the property. We put that offer in on Saturday before they closed. Got a call Monday evening to say the offers where being put forward to the seller and that they had 2 other offers along with ours. They said we’d know either Tuesday or Wednesday. Called this morning for an update and they called back saying the seller wants to know what your best and final price is and that they were asking the other 2 offers too. We said we wouldn’t go above asking price as the house in this condition isn’t worth it any more and even at that price and that we’d only offered this price because we want the house. My husband also stated he was a builder and the estate agent replied with “ so you’re aware of how much work needs doing then”. We again got told we would be told of the decision today, at 3pm someone else called asking us to send over our agreement in principle. Is this a good sign? Last time we bought a house it was during Covid and we used strike which was a completely different process than all of this. They are closing at 5.30pm and still haven’t heard anything. Not sure whether to call up again or wait till tomorrow but this has been going on for days at this point and would rather just know.
