How to go about buying this house

Fell in love with a house. Had a hitch with Mortgage provider that will resolve in April.

Do I try to drag the sale out until April and hope no one else will buy it (probably won't happen due to the area)
Do I be honest put an offer in and tell them it'll likely be April before we actually complete?

Seller hasn't found a house they are buying yet so no chain on either side. We are in Scotland if that makes a difference. I would be willing to offer some money on top for the inconvenience

I’d have thought completing before April would be quite optimistic anyway! The last time it took 9 months!

Be honest. The seller may be relieved to have some breathing room to find something with the trump card of an agreed sale in their pocket to make them a more desirable buyer?

The seller of our house asked if they could delay by about 3 months, we said no (young & keen for our first home). Seller said fair enough & dragged his feet anyway 😂 so being honest doesn't take away the other option.

Agree 3/4 months isn't that excessive for a house purchase.
I sold an unoccupied rental to a first time buyer (so no chains at all) - it took 10 weeks & that was considered rapid.

Ohh OK I was under the impression it would be quicker than that. I'd hate to be dishonest and I don't want to muck the seller about.

Really really hoping we get this house
