Would these need a party wall agreement?

Yes I know the architect/surveyor will tell me but in the very early stages of thinking this through I thought Mumsnet might be able to help.

He have a typical Victorian end terrace, front room, middle room and galley kitchen extending out the back on the right hand side as you face the house. This is mirrored in our neighbours house to the right, so the whole right hand side of the house, as you face the house, is a party wall I suppose.

We want to do a very small extension to square off the kitchen, knocking down the left wall and extending to the left. We have no neighbours on the left because it's a row of garages and an outbuilding which we own.

So we wouldn't be building near to anyone else boundary and we wouldn't be touching the right hand wall at all other than the internal works of putting a new kitchen in.

Does anyone know if this is likely to need a party wall agreement? Our neighbour is lovely but is in the process of selling so just thinking she might defer until new owners are in which could hold things up.

The width of the current kitchen I suppose, so 2.7 metres I think

If your kitchen is a standard Victorian terrace arrangement you will be too far away from the PW to need a PWA .

Do consider the depth of foundations though
Building control may want about 1m for safety which is deep but still won’t disturb their building next door as it will be quite a bit more than 1m.

You must watch out for vibrations though. Jack hammers and heavy diggers can cause vibrations which shake buildings nearby and cause cracking

Always take as many photos as possible of neighbours properties before works start whether you get a PWA or not

Ah!
If it’s 2.7m then it falls within the 3metre notice if you are excavating.

however it does still depend on depth of foundation drawn on a 45deg angle, which your PWsurveyor will work out.

Oh good point thank you - we own the garage closest but the next one along might fall within the 6m rule I guess
