Design advice/extension for 2 bed bungalow

We're looking for some ideas of how to turn this 2 bed bungalow into a three bed with an ensuite. Any ideas would be super helpful as we just don't know where to begin and what is possible. We like the idea of extending into the conservatory and having an open plan kitchen/lounge at the back of the house but then doesn't solve the third bedroom problem. Any thoughts would be amazing! Oh and if anyone has done a similar thing in Greater London we'd really appreciate advice or thoughts on extending and the costs involved! Thank you x

The cheapest option is to convert the garage into a 3rd bedroom with an ensuite.

If you knock down the conservatory and build out the back you are looking at £100,000 depending on finish.

Do you need the garage? If not, the easiest way would be to convert it to a bedroom, possibly with an en suite. If you still wanted more space, you could do an extension across the back as you say but possibly longer, although that would convert the bathroom to an internal room so you might need to include ventilation. Either way, I think you need at least another loo with 3 beds.

Alternatively, can you go up and make it a dormer bungalow? That seems to be popular near me. If so, you could do an upstairs bedroom and bathroom. The hallway looks wide enough for a staircase.

No idea about costs for either, I’m afraid. With the cost of tradesmen / building works these days are you sure it wouldn’t be cheaper to move?

Some really interesting thoughts there, thank you! Converting the garage is such an interesting idea. The plot is very large and the roof is a pyramid roof.

Easiest and cheapest would be converting the garage, then. It’s 20 foot long, you could easily take 6 foot off one end for an en-suite. The only annoying thing would be the bedroom being directly off the living room - there might be noise issues if one person wants to watch TV while someone is trying to sleep.

Not sure how big the bathroom is but I'd be looking to see if I could re gig part of this to extend the hallway and build bedroom 3 next to bedroom 1.

More expensive option if you don't want to convert the garage. Current kitchen and bedroom right side become a large hall cupboard and hall through to back open plan kitchen lounge extension. The cupboard could open to the bedroom side as a built in wardrobe instead. Then the lounge and part of current kitchen become bedroom 3, with ensure. The cost would depend on what finishes you go for, but no work is cheap at the moment.

You could extend alongside the existing bedrooms from front to back.

Then create a corridor from the hall across the bottom edge of the existing bedroom 1 by installing a stud wall.

Then knock through the external wall to create the entry into the new bedroom.
The existing bedroom 1 becomes bedroom 3.

One of the quickest and most budget-friendly options would be to convert the conservatory into a third bedroom. Alternatively, if you don’t have a pressing need for the garage, you could transform it into a bedroom as well. Removing the wall between the kitchen and reception room to create a combined kitchen/living space is also an excellent idea to make the layout more open and modern!

Also just to add I’d probably do a light tunnel into existing bathroom, for light, and an extractor fans. Assuming you don’t have any short-mid term plans to extend upwards. I have a few friends who have bathrooms with no natural light and it’s fine but not ideal.
