London Commuter Towns

My work regularly takes me into Central London so we are looking to move from the West Midlands to a picturesque market town within an hour’s direct train journey from London and with good schools for a 10 year old. We are challenged with our budget as property here is cheaper so we are looking for a 3 bed on a budget of £375k. We’ve looked at Bicester and Leyton Buzzard so far but are looking for recommendations of other towns which might work?

I don't know about good schools, but some ideas after looking at rightmove.

Colchester- 1hr fast train to Liverpool st.
Bishops Stortford
Welwyn Garden City
Milton Keynes
Tunbridge wells

Thats a very low budget for what you’re looking for. You could check out Medway (Chatham, Strood).

Newbury.
Very good schools and 40 - 50 minutes to London Paddington.
Your budget might limit you though.

Up to an hours direct train then travel from home to the station and then station to work? Commuting costs will be ££ and unfortunately that is a low budget for a picturesque place within commuting distance of London. Kent has some cheap towns (but not picturesque) and the grammar school system. Somewhere like Rochester )on the river? Tonbridge or Maidstone might fit the bill or outer London, Belvedere, Erith, Greenhithe, Dartford. Lots of new builds in those places and easy to get London and nicer bits. All grammar school areas.

Hitchin is very nice.

Even Central London is a very big place- which bit do you need to be in?

Not the prettiest town, but Northampton is in your budget.

Hertford (or Ware) or Bishops Stortford. Excellent schools in all three, and 40 mins into London on the train.

Letchworth only 28mins direct train to Kings X

Rochester or Faversham? Although Kent is a full Grammar county so schools are pretty hit or miss TBH.

Dunstable - small town/villagey, and within your budget

Maybe a surrounding village?

MK actually has several smaller towns and villages within the area; Newport Pagnell, Stony Stratford and Great Linford for example. Unfortunately schools are not good.

I'd maybe look at Colchester for a better combination of housing prices and good schools, especially if your DC would be looking at 11+

You could try looking at Winslow in Bucks which is a lovely small market town. A new station has been built there on the East West rail link which opens later this year. Once it opens I think it will only be about 10 minutes from the new station into Milton Keynes where you can get to Euston from in about 40 minutes. Being in Bucks means you fall into the grammar school system at secondary age.

Is your 10 year old year 5 or year 6? It probably makes a difference where people recommend as year 6 and you’ve missed the deadline for secondary applications and you’ll have to take what’s left so ideally you want somewhere without too much pressure on good secondary school places.

I would also look at Colchester as there are a number of very good schools there. Otherwise, Rugby, Northampton or Milton Keynes. I think Colchester would be my first choice, though.

Amersham & Chesham in the Chilterns/South Buckinghamshire - Zone 9 on the Tube and Chiltern trains into Marylebone.
Decent primary, secondary and grammar school options.
High Wycombe (has separate Chiltern route into Marylebone), Hazlemere, Penn, Holmer Green - drive or bus routes into Amersham & Chesham.
Beaconsfield - Chiltern train into Marylebone.

South Bucks is definitely good for commuting, but the OP's budget isn't going to stretch to a family house in Chesham or Amersham.

I think your budget is too low for a picturesque market town in the SE

How often are you required to travel to London for work and does your company pay the travel costs? It's pretty normal to travel for work, so if your company pays then I wouldn't relocate just for that. Especially since it's usual to move jobs more frequently these days so things can change pretty quickly. Over the last 5 years, my work (for different companies) has taken me regularly to Edinburgh, West London, Central London, Birmingham, Leeds, East Yorkshire. I can't live in all those places.

Your budget is very small for London and the home counties so I wouldn't relocate unless you have a a very good salary or it's likely to grow to be one within a few years. Most people who are successful at establishing themselves in the south east move here before they have dependents / large financial commitments or if they come later, do so on a very high salary.

What line of work are you in?

St Albans, Harpenden or Flitwick - all on the Thameslink line.

Or Hitchin, Letchworth.

Your budget will be very tight! I would recommend you research the schools situation as well as places like Leighton Buzzard are 3 school system, other counties will be two tier.

St Neots is lovely and affordable. 40 min fast trains to Kings Cross

Market Harborough? Train tickets are hideously expensive but at least it takes you in St P (in just under an hour) and you don't need to set foot in horrible Euston.
