Selling... carpet has huge stain

Carpet in one room has huge stain. Not the best carpet otherwise but as a buyer I'd think it's ok for a while. No way stain will come out (tried everything), currently has a rug over it. Do we:

1 recarpet that one room (though it wouldn't match the rest)

2 recarpet whole house with something cheap but at least in good condition

3 make what we can of the floorboards under the carpet in that room and sell like that

4 leave the rug there for viewings and don't say anything if no one asks (obviously this feels sneaky, but quote to recarpet whole house was 3k and that would be a huge challenge right now)

What's the rest of the house like? If it needs work then I would do what previous poster said. Leave it for viewings but mention it at survey and on f&f list.

A new homebuyer mightn't be able to afford to put down carpet immediately and it just seems to me to be a dickish move to hide it.

They could just put their own rug over it. Every house I’ve ever bought has had some sort of problem that was not obvious or disguised in viewing that I’ve had to spend money sorting out. I think it’s just one of those things.

Don't do anything but be sure to mention on the fixtures firm that it's damaged

When we sold our last house there was an iron burn mark on one of the carpets which was covered by a sofa. We didn't replace the carpet, but mentioned the burn in the Fixtures and Fittings form. This is one of the protocol forms your conveyancer will ask you to complete as part of the selling process.

Why wouldn’t you just tell the estate agent and let them handle it at viewings ? Don’t risk getting down a chain and then this coming to light. If you hide this, potential buyer will think there’s other stuff you’re hiding. A hole in a carpet that they’re also likely to chuck a rug over is no big deal ?

Def don’t recarpet the whole lot and def nothing on the cheap, but I’d be tempted to lay out say £500 to get it done in that room.

It really depends on how you want to market your house. If it’s a little tired anyway decorating wise, maybe could do with a new kitchen or bathroom etc then just leave the rug. If the rest of the house is immaculate and you want to market it, and price it accordingly then I’d refit a carpet or expose the wooden floors if it makes sense.

Just cover it with a rug. Buyer beware. I was kind and left the rug that covered the hairdryer burns in our bedroom carpet when we moved.

My dp had a room which only had carpet round the edges because there was a huge rug covering most of the room. I did feel quite sorry for their buyers turning up and realising there was a metre of carpet round the edge of the room and then a massive gap in the middle.

Absolutely no point recarpeting the whole house. Save your money for your new house.

I’m flabbergasted by all the people saying be honest with the buyers. Would you be honest about subsidence or noisy neighbours or the estate being built opposite or rats in the roof or Japanese knotweed in the garden or rising damp or the hole in the roof …… I wouldn’t unless the specific question was asked.

Exactly. That’s what the viewings and the survey are for as it is the buyers responsibility.

I think leaving the rug but mentioning the stain is a good idea. It would make me see you favourably as a buyer because if you are honest about this small cosmetic issue then you are more likely to be honest about the rest of the house.
