Vendor not replying

My DD is buying a flat. Vendor accepted offer. DD has mortgage offer, conveyancer, mortgage broker. But vendor isn’t responding to requests from the lender for arranging the survey. Mortgage broker says that’s unusual. Estate agent isn’t replying either, though admittedly it’s only been a couple of days since he was told. Can anything else be done?

Pop round ? They might be on holiday , have the flu or something - how long since the offer was accepted ?

I didn’t think that going round there would be acceptable etiquette in house buying. Offer was accepted end of November.

I'd be viewing other properties. If they are being difficult at this point you don't want to find out what they'll be like as the sale progresses.

Hmm, I also think she should view elsewhere. This place was only just affordable for her and there’s nothing lower priced. It’s a one bed ex-local authority flat. I’m wondering if vendor accepted another offer on it and she’s not been told. How common would that be? It’s v frustrating.

Mine went radio silent for weeks; I'd given up hope but then the deal went through in the end. Seems acceptable behaviour in the industry!

Well it is still only just New Year, perhaps they have been away, or ill, or dealing with a bereavement.

Leave it a week and see.

Beware of ex local authority flats. The council/ housing association freeholders are notorious for ripping off the private leaseholders in the block for major works invoices.

Yes, we know about the potential downsides. I used to own one myself when I first bought. But little other option.

He’s not making an onward purchase. In theory it should be simple. First time buyer, no onward chain. He won’t change his mind about selling, I’m sure. He’s never sold before either, so I guess it’s all new to him too.
We’ll wait a bit longer, I guess.
